buyers: Smart Buy in Baltimore's Hamilton - 04/09/16 11:39 AM
***UPDATE***This property has sold

My friends began moving to Hamilton around 2004. This northeast Baltimore City neighborhood was a welcoming place offering affordable single family homes set on nearly quarter-acre parcels. Hamilton was a bohemian destination where you could have plenty of room to grow. Twelve years later the neighborhood continues to be a draw for home buyers in search of properties well suited for long-term ownership. Much of the credit goes to The Hamilton-Lauraville Main Street organization who has diligently developed a thriving shopping and dining destination along Harford Rd.

buyers: Roland Park Home for Sale on Deepdene Rd - 06/01/15 10:13 PM
***Update*** This property has sold

In my line of work I often sell real estate and I occasionally sell homes. There is a difference. A home is a place that evokes nostalgia, a wizard-of-oz sense of place. People long to go home. Baltimore's Roland Park neighborhood is filled with homes, and it's a place that may pull at your heartstrings.

There is a noticeable divide in the history of Roland Park houses, those built before 1891 have a antique vibe that is well illustrated in the Roland Park niche neighborhood of Evergreen which was founded in 1873. The 20th century was the Oldstead era of Roland Park, … (1 comments)

buyers: Generous Home in the Roland Park School District - 05/01/15 09:50 PM
***UPDATE*** This property is has sold

If the average homeowner moves every five to seven years, it stands to reason a primary motivator may be the need for more space. But what if you could find an affordable home where you'd never run out of room? A property that exceeded your expectations? A property in Baltimore's best school district? With mortgage interest rates remaining at historic lows, it remains a great time to secure a "forever home".  If you're in search of a savvy buy in the Baltimore market, look no further than 320 Rossiter Ave Baltimore, Maryland 21212.

buyers: So How Hot is the Hampden Real Estate Market? - 01/07/15 10:43 PM

Happy New Year 2015! As the data and statistics roll in for 2014 residential real estate sales, the Baltimore City neighborhood I find myself tracking the closest is Hampden. According to Real Estate Business Intelligence (RBI) and Zillow, the average sold price in Hampden increased 9.93% this past year. In 2013 the average sold price was $185,000, in 2014 that price jumped to $204,000.

Around 130 residential properties sell each year in the Baltimore Maryland 21211 Hampden community. Last year roughly 40% of those properties sold within the first thirty days on market, although the … (1 comments)

buyers: Charles Village Fall 2014 Grand Residence Report - 09/23/14 04:27 AM

Baltimore's Charles Village neighborhood is a goldmine for single family buyers seeking affordable luxury with significant historical details. It is also a preferred location for multifamily investors seeking rentals that cater to the Johns Hopkins Community.  Once you hit $300,000 and above in Charles Village you're shopping what I call the "Grand Residence".
Charles Village Grand Residence properties typically feature 5 bedrooms over an average 2,900 +/- sq. feet. They are usually built between 1895-1910 as Victorian-era attached rowhouses. These handsome homes have hardwood floors, stained glass transoms, ornate plaster, and high ceilings. It's not uncommon for an owner to … (0 comments)

buyers: I Sold it Before I Could Blog About It - 04/22/14 08:16 AM
I sold it before I could blog about it. Here's what you missed.....

Baltimore City has a lot of undervalued neighborhoods, Hillen is my favorite example on the east side of town. The Hillen neighborhood is located next to historic Northwood near Morgan State University. Last summer I found a wonderful home for my buyer client's on Shadyside Rd. A mere eight months later I got a call that they needed to relocate.

When my client's and I were searching for the perfect home last summer, this gem came on the market after we had already previewed … (7 comments)

buyers: Baltimore Real Estate for Creative Professionals - 02/15/14 10:48 PM
Baltimore real estate for creative professionals is a topic near and dear to me, for when I am not selling real estate I spend my time in the art world. This means my network is filled with artists, curators, critics, gallerists, collectors, professors, film makers, architects, and designers.
Creative professionals make excellent homeowners.
Beyond the old standard of artists gentrifying a neighborhood, creative professionals of my generation are in search of live / work spaces. This new urbanism is directly tied to our post-recession economy and the connectivity of an online world.

buyers: Rachel's Guide to Evergreen Real Estate 21210 - 02/06/14 12:51 AM

Last year a VIP client of mine purchased a home in Baltimore's Evergreen neighborhood. Evergreen is a niche neighborhood within Roland Park 21210. From a selfish perspective this purchase was  significant because the buyer is my best friend. If I play my cards right they'll be some sweet hours spent enjoying the backyard this Summer.

As a community Evergreen is older than Roland Park which ranks as the nation's first planned suburban community designed by Olmsted. Many of the skilled craftsmen that built Roland Park during it's major period of construction (1895-1910) lived in Evergreen.

buyers: A Rare Find in Baltimore's Remington Neighborhood - 09/24/13 01:14 PM
In 2013 Remington has become one of Baltimore City's hottest neighborhoods. With its central location and staggeringly affordable home prices it's attracted the attention of investors, developers, and 1st time home buyers. Many of the homes have been owned by the same families for generations. Often siblings purchased homes on the same block. With that in mind, I am honored to offer 424 W. 23rd Street Baltimore Maryland 21211. Listed for $59,900 this home has been in the same family for over 95 years.

The interior is time capsle of sorts. Mint conditon 20th Century aesthetic design choices … (1 comments)
