ocean county: Some Great News For Home Prices - 05/25/11 06:42 AM
There's been a lot of talk about double dipping home prices, but this is simply not true for the majority of sales.
Analytics firm CoreLogic reported that for March 2011, overall single-family home prices were off 7.5% versus the previous year.
But when they took out distressed sales, typically made at significant discounts, the annual price decline in conventional home sales, which constitute the majority, was less than 1%! Furthermore, CoreLogic found that price declines for conventional home sales have slowed considerably in the last few months.

 Last week was the 6th straight week of improving rates with Fannies gaining 4/32nds by time the markets closed on Friday... Teeny little gain, yes, but a pretty solid week of positive trading. All together this recent drop has not only taken us to levels we have not seen since the all time lows last fall, but it has also made this one of the most affordable times to buy a home in almost 2 decades.
This week brings us a new list of data to chew on in a holiday shortened week.

Last Friday was near perfect weather for March in NJ, flirting around 80 degrees, a perfect day to take a walk on the beach.
 
My Favorite beach in NJ, Island Beach State Park, About 12 miles of pristine beaches

I wasnt able to capture the birds runing back and forth in the surf, but it was fun to watch..

and of course Summer was there to enjoy the walk

NJ is way more than just the sopranos and the turnpike...

Here is the Summerfest Schedule for Brick Town NJ. The Fireworks days are the Bold Bullets and  you have 3 opportunities to catch the Fireworks this year off of Windward Beach. The best part of the fireworks in Brick are the multiple vantage points to view them, You can go to Windward Beach and catch them up close and personal, or you can be out on a boat on the Metedeconk River and watch them from there.  Now that my boat is in the water and running like a champ thanks to Captains Outfitters in Brick Town I am itching to go fishing!
Of course the sizes and limits seem to change each and every year and it is important that we are aware of the rules prior to venturing out for a day of fishing or crabbing.

ocean county: Flood Insurance... UPDATE... NFIP expires 5/31 - 05/25/10 05:58 AM
 
 
I have still not seen any evidence that Congress has re-authorized the issuance of flood insurance policies after 5/31/10.   While it is certainly possible that they will reauthorize before the deadline, if you have any files closing in early June that require flood insurance, the closings may be at risk.
You should strongly encourage your buyers to contact their insurance agent to see what options are available to them

March is student art month at the Toms River branch of the Ocean County Library. This annual month-long display features more than 500 works by art of students, grades K-12 in the Toms River area schools.
