Last month there were 89 residential home sales in the twelve towns in this Lakes Region market report. Houses by the pound... August was another banner month for residential home sales in the twelve Lakes Region communities covered by this report. There were 123 sales at an average price of $302,861. That’s a pretty good number compared to just 93 sales last August even though the average is down from the $345,750 posted then. That brings the total of sales for the first eight months of the year to 679 at an average of $287,037 compared to 584 sales at an average of $296,262 for the same period in 2012. There were 54 residential home sales in January in the Lakes Region communities covered by this real estate market report. The average sales price was $189,399 and the median price came in at $169,430. I thought that was pretty dismal until I looked at last January’s sales numbers and realized we only had 48 sales then. Even though last January’s average sales price was higher at $295,068 and the median price was $184,500, right now I’ll take the higher activity level as we need to keep the inventory levels down. The number of residential homes for sale in the Lakes Region of NH definitely took a big drop on New Year’s Day as hundreds of properties listed in the MLS expired without finding a buyer. Memorial services will be held in multiple locations around the Lakes Region. Please check the obituaries as most of the families of the deceased would be appreciative of donations toward their mortgage payments in lieu of flowers. While this is a extremely sad time for the bereaved, those still clinging to life support know that fewer homes on the market means a healthier market overall.

The residential home inventory in the twelve communities covered in this Lakes Region market report dropped to 1,023 listings as of December 1, down from 1,120 in November and 1,168 as of December 1, 2011. This inventory level represents a 13 month supply of homes on the market which is the lowest we've seen in a long, long time. Maybe, there really is a Santa Claus. There were ten Winnipesaukee waterfront homes that changed hands in October at an average sales price of $1.444 million with a median price point of $872,500. That brings our total for the year to 103 transactions at an average sales price of $1.056 million compared to 87 transactions at $1.057 million or the first ten months of 2011. That's a 19% increase in the number of sales which I would say is pretty good considering the state of the economy. There were 1,120 residential homes on the market as of November 1,2012 in the twelve communities covered in this Lakes Region real estate report. The average asking price stood at $491,382 with a median price point of $252,950. The residential inventory available is down from 1,230 last month and 1,277 last November. The current inventory represents a 14.6 month supply of homes on the market which is far better than we have seen over the summer months.
