nh real estate: Dog Days - 08/13/11 03:47 AM
As the dog days of August heat up, there are 1412 single family homes on the market in the communities in this Lakes Region real estate report. That’s up from 1344 on the market last August 1. The average asking price is down from $539,186 last August 1 to $517,674. The median is also down from $279,950 to $269,000. The homes on the market represent a 22.8 month supply at the current sales pace. That, as you might guess, is also up from last August. Let’s hope that this great weather brings lots of tourist and potential home buyers to the … (1 comments)

nh real estate: Great Deals on Lakes Region of NH Homes - 06/23/11 09:48 AM
With over 1,300 homes on the market right now in the Lakes Region towns I report on (Belknap County & Moultonborough) there ought to be some pretty good deals out there right now. It really is a great time to be a buyer. Interest rates are still amazingly low, there are plenty of homes in every price category to look at, and prices have fallen considerably. Here are a few properties that may, or may not, be a good deal. You can’t tell what’s a bargain until you go look, but given the fact that the following homes are on the … (0 comments)

nh real estate: An Amazing Winnipesaukee Lake House on Advent Cove, Meredith, NH - 05/12/11 08:27 AM

47 Advent Cove, Meredith, NH MLS #4061667 First Time Ever Offered Priced at $3,995,000 It's very rare that a Lake Winnipesaukee waterfront property offers the privacy, views and overall serenity that this very special property radiates. The "old lake" feel is all around you.
So how did this all come about? In 1988, John and Virginia Stabile purchased 47 Advent Cove Rd as a house lot of 6 plus acres with 300 feet of frontage on Lake Winnipesaukee. This parcel of land is a rectangle of approximately 300’x1250’. The lot was bought from Fred Fuller, a statewide fuel dealer. … (0 comments)

nh real estate: The Garage Mahalic - 03/31/11 11:34 AM
Spring is coming. Nascar has fired up its engines, the sweet smell of racing fuel and burning rubber is in the air, and as the frost heaves recede gear heads begin to think about getting their prized street rod or motorcycle on the road. It’s a time when many men dream about a Garage Mahal.
The fact is, put simply, men like (1) garages and (2) basements. You can’t generally reverse that order of preference unless there is a full blown man cave in the basement that includes a well stocked bar, a large flat-screen, and a leather couch. Men don’t … (0 comments)

nh real estate: Facebook, or Maybe Housebook... - 03/17/11 09:11 AM
Sales of residential homes in the Lakes Region  of NH were surprisingly strong in February with fifty transactions compared to just thirty four last February. Given the fact that we were up to our eyeballs in snow in January, that is pretty remarkable to me. The average sales price came in at just $216,920 compared to $279,480 last February. That drop is due to the fact that we had no sales over $1 million last month but had two last February. As usual, just about half the sales recorded were under $200,000. For the first two months of the year total … (0 comments)

nh real estate: Lakes Region of NH Home Deals - 03/06/11 01:17 AM
Residential home sales in the Lakes Region are off to a bit of a slow start in 2011 with only 37 sales posted in the towns in this report. That’s 16% off the total of 44 sales posted last January but one month doesn’t make a trend…at least I hope. The average sales price was also down from $377,781 last January to $305,926. This January, as well as last, 50% of the sales were below the $200,000 mark, but last January there were four sales over $1 million and this January there was only one, hence the lower average sale price. … (0 comments)

nh real estate: A New Path To Home Ownership Using Fannie’s HomePath Program - 03/05/11 09:39 AM
There were 957 homes for sale at an average asking price of $552,033 in the towns listed in this Lakes Region real estate market report as of March 1, 2010. That is slightly lower than the 993 homes available last March which had an average price of $583,496. The current level of inventory represents a 12 month supply of homes on the market.
It’s no secret that mortgage giant Fannie Mae has got problems. Right now, who doesn’t? Not only does she have a name you can make fun of, she has foreclosed on so many properties that she, like … (0 comments)

nh real estate: How Much Snow Is Too Much?? - 02/06/11 08:21 AM

This was a really great week, if you like snow. Driving into Laconia on the day of the most recent of one too many snowstorms was like sledding into an Eskimo Village above the arctic circle. The main differences were that I didn’t see any polar bears lurking nearby, our igloos have flat or peaked roofs rather than round, and plow trucks were the only thing moving instead of sled dog teams. Did you know that Eskimos can heat their igloos with a whale oil lamp and their own body heat and be quite comfortable? Keep that thought for … (1 comments)

nh real estate: 2010 Year End Lakes Region Residential Sales Report - 01/23/11 02:43 AM

There were 59 homes sold at an average price of $369,112 during the month of December in the communities in this Lakes Region report. That's down some from the 68 sold in December 2009, but the average price is up considerably from $290,008. As usual, more than 50% of the sales were below the $200,000 mark with five waterfront sales over the $1 million mark helping to lift up the average sale price.
The highest sale for the month of December was at 49 McLeod Road in Alton at $3.5 million. This property is a spectacular 23 acre family compound comprised … (0 comments)

nh real estate: 2010 Lakes Region of NH Real Estate Market/Weather Forecast - 01/07/11 06:42 AM
As of January 1, 2011 there were 940 homes on the market in the communities in this Lakes Region real estate report. That’s down from the 1070 homes on the market last month, but up from the 869 homes on the market as of January 1, 2010. While the total number of homes on the market is currently higher than last year, we have had an increase in the number of sales. That effectively drops the supply down to a 12 month’s worth of homes on the market compared to 14.5 months worth last January 1. That’s about as low as … (2 comments)

nh real estate: Pooh's Lake Home on Golden Pond - 12/30/10 04:18 AM

Every now and then, just by chance, you discover something new, special, and unexpected about the Lakes Region. This month, I discovered the Chamberlain-Reynolds Memorial Forest. It is really a special place and I bet most area residents have never ventured there.
I have a home for sale on Dog Cove on Squam Lake and thought I would try to get a picture of the home from the other side of the cove. Another agent was telling me about the trails near Dog Cove that he hikes and how nice they are. So the other day I decided to take … (2 comments)

nh real estate: What if the real estate ball doesn't drop? - 12/22/10 12:59 PM
By Roy Sanborn, Roche Realty Group
It's coming down to the end of another year, so I started thinking. What do you suppose would happen if Dick Clark was counting down the New Year’s ball in Times Square; “10…9…8…7…6…” and it just stopped? The ball doesn’t drop. The New Year, quite unexpectedly, just doesn’t happen. Do you think people might get a little upset? After all, there are a lot of people down there in the square who are all excited and are getting ready to start the promising New Year. Even if you were to back up a bit, say … (0 comments)

nh real estate: iPhones, iPods, iBodes - 11/27/10 04:52 AM
OK, so the holiday shopping season starts off with Black Friday and now we have Cyber-Monday to boot! Crazy people are up at 4 a.m. running around the stores in the Lakes Region trying to find that special item to buy before they are all gone. I'm not sure which are the hottest items but I am sure there will be plenty of iPods, iPads, iPhones, flat screens, Xboxes, Wiis, Kindles (and some candles), Nooks, Droids, Blackberries, digital this and digital that sold over the next week. But the big thing is everyone wants to buy something at bargain basement prices. Everyone … (0 comments)

nh real estate: New Construction, Now!?! - 08/29/10 04:04 AM
While there is not a lot of new home construction going on in the Lakes Region of NH, it is nice to see that there are some homes being built despite the depressed housing market that we are currently struggling through. It is even nicer to see that some of the developments are actually moving product!
The busiest new home development right now is the Villas at Paugus Bay off White Oaks Road in Laconia. These are entry level modular homes priced starting in the 160’s and offered with either two or three bedroom floor plans, two baths, stainless steel appliances, … (1 comments)

nh real estate: Lake Winnipesaukee and Winnisquam Waterfront Sales Report - 1st Half 2010 - 07/23/10 05:47 AM

June was a pretty good month for Winnipesauke waterfront sales with a total of eight happy new homeowners finding a home to dock their boats on the shores of the big lake. This doesn’t quite measure up to the eleven sales last June, but the average sales price came in higher at $1.38 million compared to an average of $771,773 last June. There were five sales over $1 million last month compared to three last June.
The least expensive home that sold on the lake was at 56 Braun Bay Road in Moultonborough. Originally listed at $1.2 million, it was … (0 comments)

nh real estate: For Sale: Bank Owned at 1600 Pennsylvania Ave - 07/10/10 06:42 AM

The residential home inventory stood at 1277 homes available as of July 1, 2010 in the communities in this Lakes Region of NH Real Estate Market Report. The average asking price came in at $551,228 and the median asking price was $285,000. This inventory level represents 19 ¾ months worth of homes on the market. That is down slightly from the 22 months worth of homes available last July 1 but we still have a long, long way to go to get back to a reasonable level somewhere in the 6 month range.
There are still a lot of foreclosures … (4 comments)

nh real estate: Looking for an immaculate home?? - 07/05/10 09:03 AM

I was searching the MLS last week for a home between $250,000 and $450,000. A home that you would consider to be of high quality, great condition, wonderfully maintained, and that has lots of character and charm. A home that I would call special. I was only looking in three or four specific communities but I really didn’t come up with much.
Undaunted, I broadened the search to include all the homes in Belknap County and Moultonborough New Hampshire regardless of price. Fortunately, the MLS search system we use allows me to search for very specific keywords within the public … (0 comments)
