New Houses for the New Year As the New Year begins we saw almost two hundred listings expire without selling in the twelve communities in the Lakes Region covered by the real estate market report.  The inventory dropped from 952 listings available as of Dec 1, 2014 to just 761 as of January 1, 2015 with a median price point of $249,900. But this is not unusual and it happens every year. Seems like that 12/31 is a popular expiration date. Lakes Region of NH Waterfront Year End Sales Report -2013 There were just four sales on Lake Winnipesaukee in December of 2013 compared to fifteen in December, 2012. We might not be closing off the year with a big bang, but four sales are still pretty good. The average sales price on Winni came in at $864,750 with two island and two mainland sales.

A Christmas House As Walter Mathau often said in Grumpy Old Men, “Holy Moley” Christmas is almost here. Last month there were 89 residential home sales in the twelve towns in this Lakes Region market report. That means a good number of families will be celebrating Christmas in a new home and that’s pretty cool. The average sales price last month was $227,738 and the median price point was $174,750. Last November there were 86 sales at an average of $332,653. Next month we’ll get to see the year end numbers which should be pretty interesting!

Love It or List it? As of December 1, 2013, there were 987 single family residential homes on the market in the twelve communities covered in this Lakes Region real estate market report. The average asking price was $495,189 and the median price point stood at $249,995. Last December there were 1,023 homes on the market with an average asking price of $498,763. The current inventory level represents an 11.5 month supply of homes on the market.

The Gourmet Kitchen There were 96 residential home sales in October in the twelve towns covered by this Lakes Region real estate report. The average sales price came in at $350,760 and the median price point was $209,250. Last October we posted 97 sales at a lower average of $287,919. We just had three straight months of hundred plus sales, so our yearly sales numbers should look pretty good if we finish out the year strong. This sure feels better than going in the other direction.

Lakes Region of NH Waterfront Report - October 2013 There were fifteen waterfront homes sold in October 2013 on Lake Winnipesaukee at an average price of $1.1 million. There were eight sales over the million dollar mark with one exceeding the $2 million price tag. That’s a pretty good month in anyone’s book. This brings the years total thus far to 118 sales at an average price of $945,118 compared to 103 sales at $1,056,837 for the first ten months of 2012. That’s a 14% increase in total sales but a drop of 10% in the average sales price.

Houses by the pound... August was another banner month for residential home sales in the twelve Lakes Region  communities covered by this report. There were 123 sales at an average price of $302,861. That’s a pretty good number compared to just 93 sales last August even though the average is down from the $345,750 posted then. That brings the total of sales for the first eight months of the year to 679 at an average of $287,037 compared to 584 sales at an average of $296,262 for the same period in 2012.

There were an even 1,200 single family homes available as of October 1 in the twelve communities covered in this report. That’s down slightly from the 1,249 available last month and the 1,230 available last Oct 1. The average asking price is $502,146 and the median price point is $259,948. They should change that to the average “hoping for” price.
