raleigh real estate: Accepting new Clients in Cary,NC

I am accepting new clients buyers and sellers. I am an experienced real estate agent first licensed in 2001. I have decided to work full-time as a Realtor starting now. The past few years I have only actively been working with referrals, friends, family, past clients and some consultation work with colleagues. I have worked a variety of transactions and been a part of some non-traditional negotiations.
A lot has changed over the years and I am ready to work for myself again.

The list price really doesn't mean too much these days. Its a starting point. It gives you an idea of how much the seller would like to sell for, but it doesn't really mean that much anymore.
Lets face it with 18 months of inventory buyers can afford to shop around for the best value. With multiple homes in a neighborhood buyers can make offers on multiple properties until an offer is accepted.

I have said it: This year will be Amazing! I have had my blackeyed peas and collard greens. I feel it in my bones I finally feel some positive energy on the news. Wallstreet is relieved its 2009. George W. is relieved its 2009. Sellers across the country are relieved its 2009. Buyers are relieved its 2009. And most of all I am so excited, to be out with the old and in with the new!

Buyer's Remorse - The state of real estate. Raleigh Real Estate - 2x this week I have witnessed buyers remorse. Buyer got a sweet deal on a townhome -- Buyer disapears and cancel's earnest money check.Buyer got a sweet deal on a home --- Before signing and executing buyer decided they were just not comfortable with the terms and house. Scenario # 1 Mr Raleigh Seller - In scenario number 1 you received a signed contract and earnest money on Thursday. Mr. Raleigh Seller you did not return the signed contract until Tuesday. Warning this post is not intended to be PC. In the beginning of my real estate career I would follow these very detailed steps when working with a buyer. Have the buyers meet at my office for intial consultation.Go over disclosures and explain the process and what to expect.Get the buyer Pre-qualed in the office.Search for properties based on criteria (price,location, features of the home)Set appointments.View as many homes as possibleOnce in the car I would just start casually talking about the area and answer questions along the way.We would stop for lunch or snacks (my treat)My number 1 rule no matter what (1 comments)

We have been looking for land in their price range. Today we found IT we found 33 acres in the country, within miles of Mayberry, and an old farm house to boot.
