I'm not a fan.  But I play one on TV (or, in this case, on the MLS).
You've heard it once, you've heard it a million time -- "Your first showing will be on the Internet."
So it's essential that you stage for your photographs.  People will make a snap decision on whether they really want to visit your home in person based on what they see on the Internet!
All of these are from ONE local MLS listing!

Please move the fan.  It will take three seconds.  That fan makes your home look like it's way too hot.

We've all walked into homes that we thought were unoccupied, only to be surprised by the people inside.  But some cases are more memorable than others!
I have a routine when with my buyers.  When we get to the front door, I ring the bell.  Then I either use the door knocker or rap on the door just in case the bell doesn't work.  THEN I open the lock box.  When opening the front door, I give a friendly, but bellowing, "Hello!  Realtor!!"

One think I love about this job is that when you think you've seen it all, you see something new!
We had a glorious day here in Southeastern Pennsylvania on Thursday.  I have a client who likes to see homes on her lunch break.  We set up a showing for mid-day.  The property was vacant.  I get there a bit early, preview the home, turn on the lights, then decided to wait for my client outside as the weather is just too nice to ignore.

With apologies to Sarah Palin, you shouldn't have to write crib notes about the homes you are showing on the palm of your hand.  You should know these properties before you even walk in.  And while I don't expect everyone to have every detail of every listing memorized, I do want you to ask yourself this question.  How does it look to my buyer when I have to refer to a listing sheet to answer every question they ask?
If you're a fan of HGTV's House Hunters, I'm sure you howl at times when this "reality" show is not realistic.  But … (3 comments)

OK - I take the full blame for you not getting that song out of your head  for the rest of the day!  Sing it, Miss Ross!  "Whenever you're near, I hear a symphony . . ."

But we've all been in homes where the owner has so nicely left a stereo playing for our showing enjoyment.  Buyers may be lulled into a false sense of serenity.  As a Realtor, you must track down that source of music and kill it!  Well, let's not panic our buyers -- just find the music source and turn it off.

Snow.  The snow is getting deep.  What did you think I meant??
Yes, the Philadelphia region has been hit with ANOTHER major snow storm.  And I'm going to gaze into my crystal ball . . .
I have showings tomorrow.  I've been out with the buyer in the snow before, so I know that won't be a problem.  But I'm going to make sure I have a snow shovel in the back of my car. 
Why?  Because there are so many listings in this area that seem to be ignoring the fact that this is the snowiest winter in record!
