enterprise foreclosures: OVERPRICED LISTINGS WONT SELL
- 11/08/09 03:19 AM
Are you sitting on listings that won't sell? Every day I hear the frustrations from agents victimized by a stagnant market. Cautious buyers, unreasonable sellers, and marketing and "carrying" expenses from home inventory are slowly bleeding agent's profits. What's the real problem? We have opposing market forces working against each other right now, and the market is simply out of equilibrium. Sellers think their home is worth more than it is, given an unusually high inventory and competition with foreclosures and short sales. Or they're upside down or otherwise not willing to reduce their home's price to get it competitive. The (5 comments)
ABOUT CHECK RIDESThe only real objective of a check ride is to complete it and get theflight examiner out of your airplane. It has never occurred to any flight examiner that the examinee couldn'tcare less what the examiner's opinion of his flying ability really is.The medical profession is the natural enemy of the aviation profession. The job of the chief pilot is to worry incessantly that his careerdepends solely on the abilities of his aviators to fly their airplaneswithout mishap and that their only minuscule contribution to the effortis to bet their lives on it.Ever notice that the only experts who decree (0 comments)

A father watched his young daughter playing in the garden. Tears formed in his eyes as he thought about her seeing the wonders of nature through such innocent eyes. Suddenly she just stopped and stared at the ground.
He noticed she was looking at two spiders mating. 'Daddy, what are those two spiders doing?' she asked. 'They're mating,' her father replied. 'What do you call the spider on top?' she asked. 'That's a Daddy Longlegs,' her father answered. 'So, the other one is a Mommy Longlegs?' the little girl asked. As his heart soared with the joy of such a cute and innocent question (1 comments)
enterprise foreclosures: Short Sales Take a Long Time
- 04/16/09 02:45 PM
Long and Short of it. It takes time to make money. It takes time to get a short sale completed and to close. I have found a few basic things to explain what it takes below. If you've taken out a large mortgage, and perhaps refinanced to cover remodeling or other expenses. You may find yourself unable to keep up with your mortgage payment after a layoff, or the dreaded 4 D's Drugs, Death, Divorce, Disease or Health issues. Maybe the dream home you purchased is not worth what you originally paid for it in todays market. Life is not always (6 comments)
enterprise foreclosures: How Soon Do you Want to Move In.
- 04/13/09 12:58 PM
How Soon Do You Want To Be In Your New Property? If it doesn't come up in the discussion, ask this qualifying question to determine the time frame of the potential buyer. Generally speaking it normally takes around 30 Days to close after we find the right home for you. You can also ask, "How Long Have You Been Looking?" If they've only been searching for a couple months and don't have an urgent reason for moving, they're probably not motivated enough to commit your most precious asset: your time. If the prospect doesn't want to move soon (generally in the (2 comments)
enterprise foreclosures: Looking For A Foreclosure?
- 04/13/09 12:22 PM
What Type of Property Are You Looking For ? This question identifies multiple things at once that you may not realize at first glance. Single Family ? Duplex ? Condo ? Town Home ? If you ask this question and the response is that the potential buyer is looking to invest in a foreclosure... You can identify in your mind where you might look for foreclosures in your market area and how long it might take... You can identify how you might be able to help them (if your expertise is right for them)... And you can identify if they are (0 comments)
