Notice this question doesn't say, have you met with a lender? or have you been pre-qualified? It asks about "approval." Why? Because when your clients are pre-approved, you know 1) they're serious about buying, 2) you know how much money they're able to spend, and 3) they're ready to buy NOW. Chances are they are not approved, so you need to get them approved before moving forward. Let's completely ignore the fact that you get a valuable asset at the end of a mortgage and look at the money you pay into the mortgage as rent. Never seems to be enough good clean rentals.
