real estate: Who was your favorite teacher? - 09/03/13 08:31 AM
Having a great teacher in school can mean all the difference in the growth of any person from childhood to adulthood. The lessons, stories and accountability we get from teachers stays with us our entire lives. And, the better the teacher, the more profound the effect of what we learned from him/her. <!--?xml:namespace prefix = "o" ns = "urn:schemas-microsoft-com:office:office" /-->
As school starts this year, remind your children to learn everything they can each day they are at school. Most importantly, remind them how fortunate they are to be able to go to school and have exposure to people who … (0 comments)

real estate: Profile of Home Buyers and Sellers. NAR(R) - 08/15/13 04:29 AM
The annual report I value most is the NATIONAL ASSOCIATION OF REALTORS® Profile of Home Buyers and Sellers. This report is packed full of useful statistics for agents and brokers who are looking to educate themselves about the sales process from the perspective of the Home Buyer and Seller. It clearly shows where agents should be focusing their marketing dollars (hint: not the newspaper) and also provides important details about the Buyers and Sellers experience during the sales transaction. Here are some highlights:
90% of consumers did online research before they bought their last home.
42% of buyers found the home … (0 comments)

real estate: The Real Estate Experts - 08/03/13 08:59 AM
The real estate industry has been going through major transitions for a number of years, yet many agents haven’t adjusted to these changes. Furthermore, there are (if any) quite a few number of industries or news outlets that are reporting on this change.

Here’s the difference: If you go to a doctor with a serious illness, she can’t tell you how it’s all going to wind up in the end. She doesn’t know. If she did, that would be perfect advice. However, your doctor, assuming she’s truly an expert, can give you excellent advice. She can tell you … (0 comments)

real estate: Mortgage Market News for the week ending February 15, 2013 - 02/15/13 08:06 AM
Retail Sales Increase
Improving economic growth in the US was negative for mortgage rates this week. This was mostly offset by weakness in Europe and Japan, however. As a result, mortgage rates ended the week just a little higher.
The biggest US economic report released this week was Retail Sales. Since Retail Sales account for roughly 70% of economic activity, this report is closely watched by investors and the Fed. Consumer Spending increased at a 2.2% annual rate during the fourth quarter of 2012, but investors are concerned that it may slow during the first quarter due to a number of … (0 comments)

Selling Your Westchester Home? 5 Major Reasons Why August is the Time!
The month of August signals that the end of summer will soon be here. For many, it’s the last chance to get out of “dodge” and spend time as a family before the hustle and bustle of the school year, clubs, sports and regular events hits the radar.
It’s a common misconception that selling in August and the beginning of September is not wise and that you’d be better served to wait until mid-September, or later, until the beginning of the following year.

real estate: 10 Summertime Safety Tips - 07/04/12 11:41 PM
Summer is the time for outdoor cookouts, pool parties and backyard play dates – not a time for bandaging scrapes, nursing burns – or worse. Learn these important summer safety tips and make sure everyone in your family knows them by heart too. That way, it will be a summer to remember, for all the right reasons.
Pool Safety
Supervise constantly: Good supervision means you are able to scan the pool area every 20 seconds and be able to reach the pool in 10 seconds. Put multiple safety barriers between children and the pool: Install a four-foot fence around your … (0 comments)

Home Prices to Bottom in 19 Market Areas
Home prices in a majority of the markets covered in Zillow’s Home Value Forecast are set to bottom this year — if they haven’t already, according to a Zillow report released last week..
“From an economic perspective, the latter part of the first quarter is full of positive news as the spring selling season gets underway,” said Stan Humphries, Zillow’s chief economist, in a news release. “While it is unlikely that national home values continue to rise at this rate through the rest of the spring and summer, it is undeniable that … (0 comments)

6 Don’ts After You Apply For A Mortgage

I learned a long time ago that “ common sense is NOT common practice“. This is especially the case during the emotional time that surrounds buying a home, when people tend to do some non-commonsensical things. Here are a few that I’ve seen over the years that have delayed (and even killed) deals, especially in Westchester County:
1.   Don’t deposit cash into your bank accounts. Lenders need to source your money and cash is not really traceable. Small, explainable deposits are fine, but getting $10,000 from your parents as a gift in cash … (1 comments)

real estate: How Not To Pay Rent in Westchester! - 02/08/12 07:58 AM
How Not To Pay Rent in Westchester!

People are delaying the decision to buy a home because they are not sure where prices are headed. If they buy and prices continue to soften, they feel that they will not have purchased at the optimal moment. They reason that, if they sit and wait, they can’t be hurt. This thinking assumes that a non-decision comes without consequence.
The normal response to this thinking by people who are bullish on real estate is that prices may soon turn to the positive or that interest rates will start heading upward. Buy now … (0 comments)

real estate: December 2011 Real Estate Newsletter - 12/28/11 10:10 AM
One of the key drivers of homes sales, the employment rate, is beginning to show promising signs of a turnaround. The four-week average for jobless claims, as of November 19, was 394,250, a drop of 3,250 from the previous four weeks, and at the lowest levels since April. Consumer confidence also rose 15 points in the last month, and is now at its highest point since July of this year. Eric Green, Chief Market Economist at TD Securities Inc. said, “The trend remains very constructive. Jobless claims are back below 400,000, which seems to be the pivot point in terms of … (0 comments)

real estate: The Power of Positivity!!!!!!! - 07/23/08 08:55 AM
Industry professionals will agree with me that wasting time on negative news is just that.....a waste of time.  Sure, there is an overwhelming amount of less than positive news regarding the present and short term future of the housing market.  However, it's those, who can look through the walls of negative theories and statistics that will be able to succeed in current market conditions.  A positive outlook is a very crucial piece to the puzzle.  However, equally as important, is working along side people who have the same positive mind set.  Like they say, a chain is only as strong as … (7 comments)
