I want to go through the first steps of the home buying process and what the Livonia real estate market is like.  When you put in an offer it usually takes about 45 days to get a home inspection and the mortgage done in the Livonia real estate market.   So if your lease ends on June 15 the ideal time to find a house would be April 15 - May 1.  That would give you about 60 days and you would not have any overlap where you would have to pay rent and a mortgage payment.

When they say 7 days to do a home inspection they mean 7 days.  When they set time limits in a purchase agreement it is usually a solid time.  To change any date in a contract an addendum must be written,signed, and agreed upon by both parties.

I have a young couple I am working with.  I have seen three houses with them on three different nights.  After each showing they were head over heals ready to buy that house.  The first house they wanted to buy it.  Three houses... three "I want to buy".

Normally I don't like to rush people into buying but "I'm saying don't wait until the last minute to buy a Michigan Home.

Today I was taking some Metro Detroit first time home buyers out looking at homes in Van Buren Township.  It was a newer subdivision that had many of the same styles of homes.  They were brick homes, 4 bedrooms, 2.5 bathrooms, 2 car garage.
We saw 6 different homes of various square footage and styles in the subdivision.  Even I was confused after seeing 6 homes.  What I recommend to all my first time home buyers is too keep a note pad.  Or to keep the listing papers.  When you come out of a house write some notes on the house.

in the Michigan real estate market.  Yes time is running out on 2009 first time homebuyer tax credit.  Only 61 days to have a signed purchase agreement and 30 days to get the mortgage done.  So many people are forgetting that on the average it takes a month to get a mortgage completed.

I just love it.... but don't you wonder about the people down the street that lost their home to foreclosure but are still driving their expensive cars.   I see it quite a bit.  I knew a Northvillecouple that had a land Rover, Mercedes, and a Escalade for 2 people.  But they lost their Northville home to foreclosure.
They are still driving all those expensive cars around.  One car always seems to sit in the driveway.   Now they rented a house.  It is still a big house in a nice neighborhood.  The flash is still there.

I am writing this because I know some people that are selling their home to their son.  I feel badly for the son.  They are selling their Redford Twp home to the son for about $85,000.   The son has no real estate representation.  He trusts his parents.  The parents want to move to a nicer area, they want to move out of Redford.  They don't like Redford Township very much any more.
