Whether you are the brink of foreclosure or thinking o walking away from your house the first thing you should do is call the bank or lender that holds your mortgage or mortgages.  Whether it is a Michigan foreclosures or in another state here is what to do.
1.)  CALL YOUR EXISTING LENDER(S) OR BANK (S)   Explain your situation.  Tell them you financially can't afford the payment or the new rate.  See what they can work out.   Tell them you don't want to go into foreclosure.

Is the question on many people's minds right now.  They don't want to buy because home prices may still come down.  They may get a better deal in the upcoming months.
I am going to give you an idea of the Metro Detroit Michigan Real estate market and what I think.  Home prices have fallen in Wayne County, Livingston County, Oakland County, and Washtenaw and they are going to continue to fall thru the year.

Banks are doing the dumbest things lately. 
For example.  I have a borrower who has $30,000 saved up.  He wants to use some of it for a down payment.  But he can't qualify for the program.  You see the guidelines for the program say they will only loan him 95% if only he doesn't have any money.  He has to show nothing and that he is going to borrow the money from somebody else.  No isn't that dumb?  They won't do a home loan for somebody that has saved the money but, will loan it to somebody that hasn't.

Buying foreclosures doesn't require any "special knowledge" or "extra skill"  What you need to know is the value of the area.  You need to know how the foreclosed home's value stacks up against other recent similar sold homes prices.  ARE YOU REALLY GETTING A BARGAIN? is the question.  So many people think that just because it is a foreclosure it is a bargain.  It may not be if it needs repairs, or if it is in a bad location.  Step back and look at it "as if it wasn't a foreclosure"  Would you buy it normally?

It is a great time to buy foreclosures around the nation.  Here in Southeastern Michigan the banks are starting to price them aggressively in order to move the properties.
BUT you still have to be careful when buying a foreclosure.  Remember you are buying it "as is".  What that means is that the bank is not going to fix anything.  It is all up to you.  Also there usually are blank disclosures.  The bank never lived in the house, so they know nothing of the defects or problems.  So it is impossible for the bank to tell you what may be wrong … (0 comments)

I read an article on active rain yesterday from an agent that specialized in bank owned properties.  His basic attitude was don't submit a low offer and don't put down why you put in a low offer because of the problems with the house.  He stated he knew what was wrong with the house.
