home sales advice: Your dog stinks - White Lake horror story - 08/24/12 04:29 AM
Your dog stinks........... and there is no way my buyers are going to buy your White Lake Township house when it smells so bad. About a week ago I took my clients in to see a White Lake Township house and the house STANK of DOG!

Now we know YOU LOVE YOUR DOG, but it’s your dog.

My buyers have no connection to him.  I know you kiss him on the mouth, feed him off the table, and love the way his leg moves when you scratch his belly. (I always love that too)  But when my clients look at … (2 comments)

home sales advice: When should I put my Novi home on the market? - 01/10/10 10:41 AM
I get this question quite often "When should I put my Novi home on the market?"  Plan ahead. And start before you think you need to.
It´s a good idea to place your home on the market as far in advance as possible of purchasing a new one. The average time on the market for homes for sale in Metro Detroit in 2007 ( a buyers market) was over 6 months.   In 2009 it was 4 months if it was priced right.  Don't think that just because your Metro Detroit home is nice that you will be the exception, and … (0 comments)

home sales advice: Selling your Canton Home? 18 resale issues - 11/29/09 12:53 PM
Whether you are buying or selling Canton real estate here are 18 potential re-sale problems:
1. Unusual Easements or RestrictionsIf unusual easements or restrictions were not disclosed up front, you may not be aware of them until you see the survey and title work. If you discover these, I suggest that you take a step back, and consider whether you will accept an unusual easement or restriction on your use of the property. Some examples: neighbors may cross the property to get to common areas, pets are prohibited, or major utilities cross property .
2. Lack of Yard If a Canton home … (3 comments)

home sales advice: why you can't do that - 11/10/09 11:47 AM
Many times I get the question..... "can I start fixing and painting the house before we close".  NO.  The answer is no.  It is simply a matter of liability for the real estate agents or the seller.
As a buyer you don't have home owners insurance on the property!!!  Who will pay if you get hurt?  Who will pay if somebody burns the house down?  Who would be liable?

The seller doesn't want to pay your medical bills.  The listing agent and I don't want to be responsible if you get electrocuted.  It's not that you aren't qualified to … (5 comments)

home sales advice: If you haven't sold your house in two years - 03/31/09 02:40 PM
Why do you think it will sell now?  I know of a couple who have been trying to sell their Northville real estate for 2 years.  Do you think they would learn by now what they need to do?
But no they haven't learned.   They started out $30,000 over priced.  Now they are getting closer.  But they are still overpriced.  I have seen them at parties about every six months, and they always ask me my opinion.  I love it.  They are usually half looped.
Their jaws usually drop when I tell them what their house now worth.  They ask my … (9 comments)

home sales advice: Sell or wait it out - 03/13/09 01:54 PM
Should you sell your Metro Detroit home and get out of town or should you wait it out until the market rebounds?
The main question I have to ask is why you are selling?
Are you looking to move on with live after retiring?  Do you have to sell? Do you have any equity in the home? Would you consider renting out the house? Would you consider selling the house on a land contract? Are you moving because of a job? How long do you have to wait for the Detroit real estate market to come back? Is your home updated … (1 comments)

home sales advice: How not to sell your home. - 01/02/09 11:20 AM
If you are a hunter what you don't want to do is show off your trophies.
Sure you are proud of the moose from Alaska.  Sure you are proud of that big buck..  Sure you are proud you got that fox that was raiding that farmers chicken house.  Sure you are proud of bagging that pheasant or duck that caught you off guard and flew to your right.  He was a beauty in your mind.

To most women it is "oh that poor duck or deer"  "Men do the dumbest things to an animal that wasn't doing anything"  "That poor … (6 comments)

home sales advice: Sellers Tips to help move your Michigan home - 08/17/08 01:03 PM
Is your home sitting on the Metro Detroit real estate market?  Have you asked yourself why?
Is it because it needs work?
Is it because your home is over priced?
Is it because your Michigan home has design flaws or external conditions that you can't change.
Concentrate on the items you can change?
If it needs paint, paint your Michigan home.  If you have wallpaper on the walls take the wallpaper down.  If the outside shrubs and trees need to be trimmed get it done.  Items that will add up to less than $3-4,000 should usually be done in my opinion.  The … (2 comments)

home sales advice: Don't list your house! - 06/26/08 01:10 AM
If you aren't motivated to sell your home at the current Metro Detroit real estate market prices then don't list it.
Homes values in Metro Detroit real estate have fallen tremendously in the last few years.  Now is not the time to "test the market" or list it to see if " I can get my price".
Now every agent can see how many times you have taken your home on and off the market for in the last 3 years.  Then the agents pass it on to prospective buyers.  I  feel you can see who is chasing the market down.  … (5 comments)

home sales advice: What's that home really worth? - 04/29/08 12:10 AM
So if you are thinking of buying a Metro Detroit home whether it is in Canton, Plymouth or Novi.  Or in any state or city for the matter you need to know the facts.
The most important thing to know is NOT WHAT THE SELLER PAID FOR THE HOME (who cares what they may make or might lose).  The most important factor is what comparable homes are selling for.
SMART MICHIGAN HOME BUYER TIPS
Here are the guidelines to find comparable homes:
Must be recent sold homes.  Within the last 6 months especially in this falling home price market.  Just because a home sold for … (1 comments)

home sales advice: Location, Location, Location - 04/07/08 02:53 AM
Michigan home Buyers or home buyers in any state beware!
Whether you are relocating to Michigan or just moving within Michigan, location is the key to future resale.  Too many Michigan home buyers are paying the price for not paying attention to this.  Many Plymouth, South Lyon, Brighton, and Canton homeowners bought new homes with out thinking about what the external views would do to potential resale.
When you buy a new home sometimes you get caught up in the "newness".  That it is beautiful, it is mine, and nobody else has lived in it.  "I made it my own by making the choices of cabinets and … (0 comments)

home sales advice: To all you homes sellers out there - 03/25/08 01:43 PM
Here are some tips.
In the last week I have seen 70 homes with 4 different people relocating to Michigan.  These are things that will help you sell your home.
1) Get rid of the smells.  Don't let the wet dog in.  Smoke outside for the months you are showing the house.  Burn a lightly scented candle.
2) Clean the walk of snow.  I had a person with MS and they to trudge thru ice and snow.  Not a smart way to impress a potential buyer.  You didn't think enough of them to shovel the snow.  You must not want to sell the … (7 comments)
