When selling any home you should clean up the messes.  But for some reason when it comes to estate homes people don't want to do anything.  Many people don't want to invest any time or money into a home to get it to sell.

Lately some of my clients have been sending me Detroit suburb listings but unfortunately many of the listings are sold or are pending.  So I started asking what sites they were looking on.  I started hearing some of the same names.
The clients were getting frustrated that the Detroit suburb homes they were wanting to see were gone!!!!

As a young person when should you buy a home?  Should you buy when you first get a job?  When you get married?
                                                                        
My advice as one of the "older" generation is to enjoy life.  If you have the ability to live at home for free, then buying a home may not be a smart idea.  Maybe saving more for a down payment might be smarter.

Yes there are going to be quite a few new Metro Detroit foreclosures coming.  Between the moratorium that President Obama put on foreclosures and the moratorium that Governor Granholm put on them we don't have many Metro Detroit foreclosures right now.  Plus Fannie Mae the quasi government middle man is under going some procedure changes.  So some homes have been pulled off the market.
Even the big foreclosure real estate agents have a small inventory.  What has happened is that the moratoriums did not end until May.  So it takes us here in Michigan 6 months longer because of the homeowner … (2 comments)

Some people are waiting to buy Metro Detroit real estateand others are jumping into the real estate market.  Of course Yun from NAR is spinning again.  Like the last 2 years he is calling the bottom and still saying it's a great time to buy.
My thoughts are it's only a good time to buy if you are secure in a job. 
         It's only a good time to buy if you can afford the payments on a new house.
                It's only a good time to buy if you have some extra money as a backup for repairs.

You have an inheritance coming.  But the problem is that is tied up in a house.  The worst thing you don't realize is that it is an old house.  Sure to you it may be mom's house, or the house your grew up in.  But to a Wayne County home buyer it is just old or just plain ugly.
All the Wayne County home buyer thinks is how much money it is going to cost to replace the carpet or how much to do all the repairs.   Many of them can't afford to make the repairs.  So they won't buy your house.  So … (3 comments)

There are 7 items in a home that every Metro Detroit first time homebuyer should be looking at.
1.)  Roof.   How old is the roof?  How many layers are there?  How are the valleys?  Are any of the shingles curling or bowed?
2.) Kitchen.  Is the kitchen updated?  Or is older and needing updating.  A kitchen remodeling can cost from $10,000 to $50,000 depending on the size.
3.) Furnace.  How old is the furnace?  Is it rusted.  If it is over 15 to 20 years old it may need to be replaced soon.  A furnace can cost over $3500 to replace.

Are you on board or are you smart enough to be standing on the side of the tracks.  For all the agents that are doing short sales and not getting a release of liability for the deficiency for their sellers you may be in trouble in the future.  I am amazed at how many real estate agents that are not doing this.
Banks like Bank of America is not giving those deficiency release letters out.  So that means sellers can be on the hook for the difference between sales price and the amount they owe.  If your client gets a bill … (6 comments)
