Orchard Lake waterfront homes what I would call high end real estate. There are many luxury lakefront homes that have sold for over a million dollars. You won't be finding $200,000 cottages. Even small homes will be sold for the building site. We call them tear down. The lakefront home will be torn down and a newer, bigger home will be built. Orchard Lake real estate on the north side of the lake sits on the other side of a road. So there is a road between the lake and the home. Here is Orchard Lake Village sold homes list for 2003 so you can get an idea of what the price per square foot was in the heyday. The highest price per square foot for Orchard Lake real estate in 2003 was $515 a square foot. Of course it was an Orchard Lake front home but $515 a square foot! You will notice that no Orchard Lake Village homes were a short sale in 2003. The average days on the market in 2003 was 90 days for 18 listings.
