I went into a home yesterday and for the first time in 9 years I saw an old furnace.  It was the type of 1950's furnace that had individual heat ducts running out of it.  I call it an elephant furnace.  Wrapped around the ducts is the old asbestos insulation.
The picture is sideways,but all the white is asbestos insulation. I call this an elephant furnace as there are many trunks to the furnace.  Here is some basic information on asbestos.

I was working with a client for about 6 months.  They were looking for a newer home, over 1500 square foot under 175,000.  We found one and got it closed.  It was a short sale too.  My clients were so excited.
                                                        
They wanted to buy in Southfield MI but the issue we were running into was that the taxes were so high that my clients debt ratios were off.  They couldn't buy the Southfield homes because they wouldn't qualify for the mortgage because the taxes were too high and their debt to income ratios were off.

 Here are all the homes that have sold in Redford Michigan in the last year.  We have broken them down into price rances.  Out of the 1033 sold listings over 800 of them have sold under $50,000.  Redford is one of Detroit fringe cities.  I would call Redford a blue collar town.  Redford is one of America's working towns.
Last year over all the average time on the market was 89 days.  Now in the last 30 days it is only 67 days.  Homes are moving a little faster.  But there are still quite a few deals out there so get … (0 comments)

I recently wrote a contract on a Redford home for one of my clients.  It was a beautiful newer Redford home.  In the contract we asked and the sellers accepted 6% sellers concessions.  The sellers were going to pay for the closing costs, including the appraisal.
Well my client got the mortgage started and the appraiser went out to visit the house.  Well the appraisal came back and it was $10,000 to low.  There just were any homes (comps) in the area recently.  So the bank's appraiser came back lower than I believe the house was worth.  Thanks to the guy … (1 comments)
