sellers advice: Pricing your Livonia home - 04/09/09 12:23 PM
A few weeks ago one of my first time home buyers put an offer in on a Commerce Twp home.  It wasn't a Commerce Twp foreclosure.  We looked at all the comparables for the home and my clients made a good decision on offer price.
But the problem was that the Commerce Township home sellers were chasing the market down.  They were always over priced for the Commerce Twp lakefront homes for sale marketand they still are a little.  My buyers offer was a reasonable offer.   But now the Commerce Twp home sellers were digging their feet in the sand.  They have put a list of $215,000 out there ( price … (0 comments)

sellers advice: The most important selling tip - Pricing your home right - 09/05/08 03:10 PM
Sellers TipsHow much is your Livonia Home or Michigan Home Worth? What do you think your home is worth?  How did you come up with that figure?  From a sale down the street a year ago?  From what you paid for it and then adding in what improvements you did?  Your Michigan home is only worth what a buyer would pay for it. Let's think of it a different way.   Think of it as a buyer...If your home was John Smith's house and you were a buyer.  John is asking $300,000 for the house.  John paid $200,000 and put in a $80,000 pool and $20,000 … (1 comments)

sellers advice: Make your Michigan home closing go easier - Give yourself time - 08/09/08 10:56 AM
I just read a blog about a closing not happening on time.  This is my advice to Michigan home buyers and Michigan home sellers on closing times.
IN THIS TOUGH LENDING MARKET I WOULD RECOMMEND TO BOTH BUYERS AND SELLERS TO GIVE YOURSELF TIME AFTER THE CLOSING
MICHIGAN HOME BUYERS:  Don't schedule movers, painters, contractors to come the same day.  Give yourself a day or two.  If you want to move in on Saturday.  Try to schedule the closing on Wednesday or Thursday.
MICHIGAN HOME SELLERS: Don't schedule another closing on the same day.  Don't schedule your new home purchase until … (2 comments)

sellers advice: Wallpaper, wallpaper who is the fairest of them all - 07/27/08 01:10 PM
                                                                                                  Michigan Home Sellers Tips
Wallpaper is great for the person who picked it out.  But when you are selling a home you need to remove it.  The wallpaper fits your decor and your lifestyle.  But when selling a home you are trying to appeal to the greatest number of buyers possible.  Sure there may be somebody that loves fruit prints or vegetable prints.  But you will rule out a lot more Michigan home buyers.

That peach and mauve border was in 10 years ago but now.....  Just remember how long it took you to pick out the … (3 comments)

Take a look at the pictures below.  This is what we walked into and what it could have looked like.
Dark is good for restaurants and kitchens that you don't want to know what you … (1 comments)

sellers advice: When do you want to sell your Michigan home for sale? - 06/13/08 03:46 PM
I had a propsective seller say that she wants to sell her home quick. So she asked all the right questions. She had me come over for a pre-sale walk thru. We walked through the house and I told her what needed to be painted and what needed to be fixed or changed. She took it all in. Her and her husband looked through the CMA and all the comps. They realize what their Livonia Home would be worth in this Metro Detroit real estate market. They realize it would be just one of the 68,000 Michigan homes for sale in … (1 comments)

sellers advice: Homes sellers take notice - 03/27/08 01:27 AM
Here are my thoughts after taking 4 home buyers that were relocating to Michigan around last week..  Michigan Home sellers should:
Have great photos on the Internet.  People judge your house by the photos.  They won't come in unless it looks inviting.Clean up the house.  The houses all of my buyers liked were uncluttered, and clean.  Pick up the dirty laundry.  Be prepared for showings.Get rid of the smells.  Don't even smoke in the garage.  Don't cook spicy foods or fish.  Those odors sometimes turn off people.  Get rid of the dirty diapers in the house.  We walked out of the houses … (0 comments)

sellers advice: The Ugly Leprechaun - 03/16/08 11:01 PM
The Ugly Leprechaun or How I put my foot in my mouth.
Getting a home ready to sell is important in this Michigan Real estate market.  Homes are taking much longer to sell in the Detroit area.
About a year ago a neighbor and friend asked me to list their home.  They asked me to tell them what I thought about the house.    Whenever I list a house I like to go through and tell the people what they should do to help sell the house.  In the Michigan real estate market buyers want to move in, plug in the TV and Fridge, and … (5 comments)
