It's October and Southeastern Michigan lake front real estate sales are slowing down.  It's a natural cycle here in Michigan.  The market gets hot in early spring and then slows down in the fall.  What I have noticed lately is that many lakefront homes are starting to sit longer on the market.
Lakefront home prices jumped up this year.  Nice updated lakefront homes that were priced right sold in a couple of weeks.  The under $250,000 market was very hot.  So many sellers and real estate agents started pricing the lake homes on the high side.  Unfortunately some of these homes … (0 comments)

Yes you don't have to be a great Realtor to sell Southeastern Michigan homes this year. They almost sell themselves the market is so hot.  Why I say this is because there is a shortage of homes in Southeastern Michigan.  So if your home is priced within the market range and is in good to excellent condition it will sell if it is listed on the MLS and your agent has taken good pictures of the interior.

The reason there are so few foreclosures in South Eastern Michigan is because:
1.) Banks are trying to work out solutions with current home owners and renters.  I have heard stories of renters being able to continue renting the foreclosed property for up to a year later.  So instead of being sold as a foreclosure the renters are getting a chance to buy them or a few home owners are being able to work it out.
 
2.) Some banks have merged with other banks.  Bank of America has gobbled up Countrywide.  Wells Fargo has swallowed up other banks.  But in … (0 comments)

When you go to look at Wayne County foreclosures you need to be prepared that many of them are in disrepair.  Think of it this way.  The homeowners couldn't pay their mortgage bill how could they think of spending money to maintain their Wayne county Home.
Most Wayne County foreclosures are a mess.  Many of them are dirty and not a place you want your kids crawling around on the carpeting.  So if you have a child under five I would recommend leaving them with grandma or getting a sitter.  You definitely don't want to have them fingering the walls or … (3 comments)

Foreclosures are still on the rise in Metro Detroit and it's surrounding suburbs such as Northville, Warren,  Farmington Hills and many other cities.  What does that mean for the Southeastern Michigan Real estate  market?  It means that many homeowners have to price their homes lower to compete.  Why would a buyer buy your home if they can buy a foreclosure right down the street or in your subdivision for $10,000 or $30,000 less.
