private lender: Low Inventory and a Competitive San Diego Housing Market - 3.6.2013 - 03/06/13 05:06 AM

San Diego County has so much to offer! If only there were more homes for sale!

I know a very nice couple that is desperately trying to buy a house in San Diego County. They are San Diego natives and qualified buyers, ready to spend! The problem? Low inventory and all cash buyers!
The first issue they have run up against is lack of suitable homes. They are having a hard time finding property in their area of choice that meets their needs. Then, once they find something they like, they are often shut out of deals. Sometimes … (0 comments)

private lender: The Phoenix Real Estate Market is Getting Healthy - 2.13.2013 - 02/13/13 02:36 PM

There is much beauty to go along with the vitality of the housing market in Phoenix, Arizona.

As I have reported in previous blogs, the real estate market in many areas of the United States is getting healthier. Since Source Capital is licensed to handle trust deed loans in Arizona and California, those are usually the areas I cover.
Today’s research led me to the article at the link below highlighting the healthy market of Phoenix, Arizona. With a decrease in foreclosures and short sales leading to less inventory, prices are on the rise. Again, less supply with a … (0 comments)

This is a busy time of year for most people. Following the holiday season, we will venture into a new year. I find the end of any year to be a contemplative time. private lender: Location, Location, Relocation to Arizona or California - 12.18.2012 - 12/18/12 03:36 PM

We've all been there.
I just moved from one location to another. As we all know, it is a huge job! No matter how much time we spend getting organized and preparing for the big day, or as in my case, days, it seems to always take longer than anticipated.
In addition to packing, packing and more packing you need to communicate with the post office to ensure your mail will still be received, change your address on your driver’s license, contact anyone who sends you mail, whether creditors, friends or family, start and stop cable, internet and any … (1 comments)

private lender: San Francisco Housing Sales and Prices Up From Last Year - 12.14.2012 - 12/14/12 06:11 AM

The San Francisco housing market is healthier this year!

We’ve been having cooler weather in San Diego this week. It has included overcast skies and rain. Not typical San Diego misting or light showers that last for a few minutes and are gone. Instead more thorough pours, as seen more typically in San Francisco and other areas of northern California.
As I have mentioned before in this blog, because of my preference of cooler weather, some have suggested I move to the Bay Area. I’m not sure if I ever will or not, but I do like the … (0 comments)

private lender: Southern California Real Estate Market Showing Gains - 11.23.2012 - 11/23/12 07:17 AM
Supply and demand influences every industry, including real estate.

The equation of supply and demand can be seen in all industries, including real estate. As I have been sharing, although still a buyer’s market, property prices are on the rise. Foreclosures are decreasing and more people are seeking to buy. Supply is diminishing. Demand in some areas may be maintaining while in others, it is growing.

Source Capital's blog brings you Arizona and California real estate news.

Below is a link to a Los Angeles Times article highlighting the Southern California real estate market and recent gains. … (0 comments)

private lender: Arizona Foreclosure Numbers Down in October - 11.16.2012 - 11/16/12 01:56 PM
Arizona sunset. There's nothing like the desert sky.

Happy Friday everyone! Here we are at the middle of November with the holiday season upon us. Next week is Thanksgiving, which tends to be a time of reflection and acknowledging things to be grateful for.
There are personal things to show gratitude for and there may also be professional accomplishments to list. If we are looking at the big picture, although there is still a steep hill to climb, changes in the real estate market shows signs of improvement. This is something to definitely be grateful for, as it indicates a … (0 comments)

private lender: The Rise and Fall of Home Prices in San Diego County - 10.22.2012 - 10/22/12 11:12 AM

San Diego County beauty.

With all of the reported changes in the United States real estate market along with mixed opinions, it is challenging to stay up on what is actually happening currently. As a resident of San Diego County, I was curious to find out what is going on in my area. I came across a recent article in the Union – Tribune San Diego sharing a helpful database. It offers information about median home prices in San Diego County through September 2012. You can sort property information by zip code, region and specific neighborhood. It is interesting … (0 comments)

private lender: Foreclosure Filings Down to Five Year Low in September - 10.11.2012 - 10/15/12 12:27 PM
According to an article in the Los Angeles Times, the number of foreclosure filings hit a five year low in September. This is good news for our real estate market and economic health. Improvements in the market will benefit sellers and the US economy, as a whole. What it also means is that the prices are going to rise. Although property costs are still phenomenally lower than they were prior to the real estate market’s decline, we are reminded that this is a limited time opportunity. Whether a home for yourself or an investment for the future, purchase if you can, … (1 comments)

private lender: Redirecting to Reach Your Real Estate Goals - 9.7.2012 - 09/07/12 08:24 PM

Sometimes redirection is needed in order to reach the preferred destination.

What is on my mind right now is that sometimes things in our life don’t go as planned and we have to reevaluate and change our course of direction. We may feel disappointment when this happens, which is most likely because our initial expectations aren’t met.
I am the main organizer for the San Diego Theatre & Performing Arts Meetup group. I just took over this role in February of this year. I am going to share with you a success and a failure in relation to this … (2 comments)

Last Saturday was the 26th Annual Fur Ball, the San Diego Humane Society’s major fundraiser of the year. Complete with fine dining, an auction and live entertainment this year’s theme was Polynesian Paradise. Although I wasn’t able to attend, I was happy to see that it was actually, SOLD OUT! private lender: Available Real Estate in Ocean Beach San Diego, California - 6.22.2012 - 06/22/12 07:18 AM

Beautiful Ocean Beach.

I love San Diego’s Ocean Beach area, known as OB to locals. My friend and I went there for dinner last night. My dog was able to join us, because OB has so many outdoor dining areas that allow canine companions. Not only are there a number of restaurants with outdoor dining, but Ocean Beach is an overall dog friendly area.
We opted for a spot on Abbot with a view of the water. It was overcast, which I love! It is always 10 – 15 degrees cooler near the San Diego beaches than it is … (0 comments)

private lender: New Federal Laws Intended to Expedite Short Sale Process - 6.13.2012 - 06/13/12 04:46 PM
Expedited Short Sales Posted on June 13, 2012 by sourcecapital New rules expedite short sales in San Francisco and throughout California.

You learn something every day! Until reading the CNN Money article at the link below, I had no idea that there was such a large number of short sales in California being attempted. Also surprising to me was how many of these attempted short sales have been falling through due to the delayed response times of involved lenders.
Instead of successful short sales, these slower short sale transactions are going into foreclosure. To combat this severe situation, new rules … (0 comments)

What is a short sale? Some of you know that I am learning as I go, as I work with Arizona and California hard money lender, Source Capital. I feel lucky to know Source Capital partners, Sacha Ferrandi and Pat Hook of San Diego County. They are real estate loan experts and I definitely am not! They have become a valuable resource to me and my education process. I mention this, because they are available as a resource for you, as well.

private lender: Hard Money Loans for Arizona and California Real Estate - 5.2.2012 - 05/02/12 08:57 AM
Homeownership is down due greatly to the growing number of property foreclosures in our country. Another contributing factor is stricter criteria of traditional banks keeping potential buyers from purchasing. Detailed information regarding this issue can be found in the article at the link below.
