 We recently closed escrow on a challenging short sale (lender) with a very cooperative seller.  As long as the seller cooperates with showings and documentation needed etc... we do not give up on a short sale listing we choose to take on and this one was TV news worthy IMHO.

Lately, we've come across some short sale buyers that have miss-conceptions about this specific type of real estate transaction that differs from a traditional property purchase and would like to share these...
Short Sales are not Fire sales....the banks have a bottom line. Sometimes buyers have miss-conceptions that they can bid very,very low and ask for even more ( i.e. seller concessions) on a listing that is already priced less than what is owed on the note. This is not so.

They involve people's lives, families, difficult circumstances & situations, & loss of one of the most basic Human needs.

You don't "successfully PLAY" a short sale is collaborative, not competitive, WORK.
Hopefully, with a compassionate attitude to all parties involved. 
Yes, even empathy for the Loss Mitigator who may be overworked with a huge pile of files on their desk. I will gladly NOT switch places with them for even a day :)
