Home prices in Salem Oregon In January 2009,  I posted my predictions for real estate in Salem in 2010.  My guess?  Home prices would drop 5% in 2010.  The reality?  The average home price dropped 6.6% and the median shifted downward 6.1%.   Pffft.  I'm blaming the makers of Wheaties for not serving me breakfast in bed at a Holiday Inn Express.  Had that occurred, I would have come up with that extra 1%, and I could amaze you all my great predictive powers.  Alas, I merely had some green tea in Salem Oregon and we see where that landed me.

I think the regular readers of my blog are so with it in terms of the local home trends here in Salem Oregon, that I can just post these charts with no opinions attached, right?  Say yes…I’m in the middle of beating Plants vs. Zombies on my iPad and I don’t want to have to stop to write up any kind of analysis here…

You go to a party, drink way too much, and end up regretting it the next day. No amount of Advil seems to solve the problem and you just suffer through it moaning and groaning on the couch until your body recovers. Eventually, your body processes all that crap you just poured into your body, your stomach starts to make gurgling sounds like it is okay to eat again, and your head stops throbbing as if personal jackhammers were inside. Keizer home price trends Well true to form, what goes up must come down. Thankfully for Keizerites, the correction seems to have come and gone for the most part. Keizer Oregon real estate has been pretty much flat-lined for a year. The second quarter statistics are continuing that same pattern. Inventory is running at 7.7 months right now, which is decent, but it would be nice to see it a bit lower. The average home price was down just a mere 1.5% from last year, and currently is $196,030.

Affordability is a relative concept.  South Salem Oregon is not known for being the most affordable part of Salem.  Good, solid schools are the attraction to living down south, and hence...the demand for real estate there.  An inexpensive home and south Salem Oregon is often considered an oxymoron, but there are a few pockets down south where home buyers can find more affordable living.
Skyline Village is a huge favorite for more affordable living.  Part of this neighborhood sits in Schirle school district and it is an easy walk to the grocery store, or grab a lunch at Amadeus Cafe.  Homes … (2 comments)

Tax day has come and gone, and with it...real estate season in Salem Oregon has begun. Now, that is the normal real estate season, which will be funky this year due to the tax credit. We should have two more months of really good sales numbers and then we should see a bit of a drop. Even if we drop, I still think it will be an improvement over last year's sales numbers...which were beyond dismal. So my prediction will be sales will be up and prices will be down for the next few months.

The sound of birds chirping...a large canopy overhead...nestled in the woods, you feel like you should grab some bread crumbs just in case you need to leave a trail.  Then you start looking at the price of wooded land in the Salem Oregon area and realize that you can't afford that.  Urban growth boundaries have their price.
So you move on to the next best thing...neighborhoods in the city that will give you that nestled in the woods feeling.

The latest thing in real estate...walkable neighborhoods. There is even a very cool website Walkscore that talks about how walkable a neighborhood is.  Buyers looking for walkable neighborhoods...you know who you are.  You want to saunter out the front door down the street for your daily "vanilla mocha with soy" wake-me-up, stroll off to work, then grab groceries on your way home for dinner.  Maybe the next day you decide to skip making dinner and head right to one of the local restaurants for some burgers and local micro-brew.  If you think using your car is just for the hefty trip … (4 comments)

Upscale home buyers.  You know who you are.  Custom granite, quartz, slate, travertine, hardwoods, spa tub...those words are music to your ears.
 
 
Salem Oregon has some nice neighborhoods for upscale home buyers.  Most of the neighborhoods have CC&R's (Conditions, Covenants, and Restrictions) and some had HOA fees as well.  So if you are looking for an upscale neighborhood with elegant homes in Salem Oregon, these communities might be just what you are looking for.

You pick the good news? Cool.
It's no secret to Salem Oregon real estate agents that October was busy. We all had to figure out how to get out of pajamas and actually write contracts last month.
 
The good news...median home price was down (I know I'm weird that I think that is good news)
The good news...Salem Oregon homes sales were up 31% over last October
The good news...the current home inventory as I write is 6.1 months for Salem Oregon.

I was walking home with my kids from school the other day and my daughter looked up and saw the first oak leaves turning yellow on a tree on the street.  “It’s autumn,” she said.
