Home prices in Salem Oregon In January 2009,  I posted my predictions for real estate in Salem in 2010.  My guess?  Home prices would drop 5% in 2010.  The reality?  The average home price dropped 6.6% and the median shifted downward 6.1%.   Pffft.  I'm blaming the makers of Wheaties for not serving me breakfast in bed at a Holiday Inn Express.  Had that occurred, I would have come up with that extra 1%, and I could amaze you all my great predictive powers.  Alas, I merely had some green tea in Salem Oregon and we see where that landed me.

The new year has begun, and real estate agents have started blogging about their unfettered optimism for the coming new year.  I was, in fact, brainstorming ideas for a new and improved motto for 2011 on my Facebook business page...

You go to a party, drink way too much, and end up regretting it the next day. No amount of Advil seems to solve the problem and you just suffer through it moaning and groaning on the couch until your body recovers. Like many Salem Oregon real estate agents, my transactions all seem to be from hell.  Not because I don't have amazing clients; not because I don't have a great loan officer involved ; and not because I don't have a great escrow officer around me.   It is hard to find a post that says anything positive about banks, loan officers, appraisers, lenders...well let's just throw real estate agents into that mix as well.  Rant this...rant that.  Everyone sucks, except of course the person writing the rant.

Tax day has come and gone, and with it...real estate season in Salem Oregon has begun. Now, that is the normal real estate season, which will be funky this year due to the tax credit. We should have two more months of really good sales numbers and then we should see a bit of a drop. Even if we drop, I still think it will be an improvement over last year's sales numbers...which were beyond dismal. So my prediction will be sales will be up and prices will be down for the next few months.

It seems that every time I go somewhere and someone finds out I'm a Salem Oregon real estate agent they always ask me about how the downtown condos are doing. "Have any of them sold?" is often the question I get. Both The Meridian and The Church Street Condos have sold units, but we all know this market is tough. I just read in The Oregonian that First Citizens Bank of North Carolina who holds the note for The Meridian project just filed to foreclose on the project. The sound of birds chirping...a large canopy overhead...nestled in the woods, you feel like you should grab some bread crumbs just in case you need to leave a trail.  Then you start looking at the price of wooded land in the Salem Oregon area and realize that you can't afford that.  Urban growth boundaries have their price.
So you move on to the next best thing...neighborhoods in the city that will give you that nestled in the woods feeling.

The latest thing in real estate...walkable neighborhoods.
