hansonrealestatenet: Burying St. Joseph....A Tradition for Selling a Home - 08/22/14 08:54 PM

Tradition says  if you really want to sell your home quickly you should bury a statue of St. Joseph upside down in the yard of the home.   A special prayer is said for 10 days and at the end of that time, you are to dig up the statue and place it in a place of prominence in the house and continue  the prayer daily.  We know Realtors and homeowners alike who can detail successful experience with this practice.

The tradition goes back thousands of years. It is believed that because St. Joseph is the patron saint of home … (9 comments)

hansonrealestatenet: Smudging and Blessings - Rituals and Traditions - 08/20/14 08:09 PM
Different cultures have different traditions that we find practiced throughout our business and we welcome the opportunity to learn about these traditions and the reasons that they are practiced.
Smudging is the generic term used to describe the tradition of what some people call the sacred smoke bowl blessing. The "bowl" can be a metal bowl or is sometimes an abalone shell. Native Americans believe that burning sacred plants in the bowl and fanning the smoke with a feather while repeating different chants/prayers chases the negative energy and restores balance to a house. This practice has been referred to as … (13 comments)

   - "They HAD to sell their house...he lost his job so they would take anything."
   - "It was an estate and the heirs just wanted to get rid of
        the  property."

hansonrealestatenet: A Temporary Band Aid Can Become A Tourniquet in Real Estate - 08/16/14 12:31 PM
The fall....and rise of the real estate market has brought lots of different scenarios to real estate ....Buyers and Sellers in positions they never imagined possible....whether it was uʍop ǝpᴉsd∩...or not re-couping the investment in improvements...maybe not even the original purchase price of the property.  These last few years have been an "anything is possible" kind of market across the country.
We are sometimes asked if "rent to own" or a land contract is a good way for former homeowners  to become homeowners again....there may be less than wonderful credit scores or lacking down payments....and renting sounds like throwing … (9 comments)

hansonrealestatenet: Credit Scores....A New Model Could Qualify More Buyers....Cheer On FICOO9 ! - 08/15/14 08:19 PM
Realtors and lenders everywhere know how important a credit score is to potential home buyers. The standard model that is used (the infamous FICO score) has resulted in many people having to pay thousands of dollars in additional interest charges despite their efforts to increase their scores. The negative impact can range from higher interest rates to denial of loan.
The new scoring model, FICOO9 will treat debt collection differently especially medical debt.  We know of cases where near fatal accidents have resulted in someone being rushed to a hospital for treatment...to learn later the facility was "outside … (38 comments)

hansonrealestatenet: Sole & Separate..The "Start Over" in Divorce Transactions - 08/14/14 07:58 PM
As markets have recovered across the country....and as "gray divorce" (marriages with older couples) has become more common, more divorcing couples have equity in the homes that they sell.  Sometimes it is agreed before the divorce is final that the house will be sold and profit divided, sometimes equally and sometimes other arrangements are made including holding the profit in one of the lawyer's trust accounts.  We discussed that in an earlier blog.
Divorce can take a long time tied up with busy court calendars and/or combined with the lack of agreement on all the details that divide the … (23 comments)

hansonrealestatenet: Sellers ALWAYS decide....On Status, On Showings....On Showing & Telling ! - 08/12/14 01:16 PM
In our market....there is an active status when a property is on the market.... and an active with offer status when the property has an offer that is not contingent on a sale.  when a property is active but has a contingent offer...it cannot be shown as "active with offer' and it is the Seller who decides if the house will be shown hoping for an offer that is not contingent on a sale.
It often encourages the buyer who does not have a house to sell to write a higher offer...and that bumps the first offer....and … (18 comments)

hansonrealestatenet: Profit Division...A Requirement for Pre- Divorce Home Sale - 08/08/14 09:58 AM
With the housing market recovery, more of our sales for divorcing couples are right side up with equity to be divided, rather than having to endure a short sale.   It is important before you get to the closing table, to know how the proceeds from the sale are divided.  As the only Realtors in Wisconsin certified real estate divorce, we are familiar with the procedures.  To insure that both parties have a clear and legal understanding of the division of the proceeds each signs a document that is notarized which states in part:
It is agreed that the net … (15 comments)

hansonrealestatenet: What is the Least I can offer on this house ? Asked the Buyer - 08/07/14 09:21 PM
"What is the least I can offer on this house ?" asked the Buyer. "The least" in a Sellers market when homes often get offers in the first week....not uncommonly over the asking price in the area in question...."the least" takes on a different meaning than the Buyer had in mind.
Whether the buyer is a first time buyer or has purchased a home before..market conditions are different now than they were a while ago.   Buyers sometimes "assume" that if they sign a  Buyer Agency contract and you represent them...rather than the Seller..it will automatically mean that ...we will recommend … (18 comments)

hansonrealestatenet: Do you Know a Good Real Estate Lawyer..I Want to Sue My Former Buyer Said the Email - 08/05/14 07:58 PM
We got an email from a Realtor who had the experience of a buyer choosing another agent after he had worked with them for a long time. The deal that the buyer had written on had fallen apart...the Seller was the problem, not the Buyer..the Buyer blamed their agent and found another Agent to help them find their dream home.
It was our, not legal opinion, that Buyers changing agents is just part of the business.  If there was one legal opinion, we always say, there would be one lawyer...which many people would view as a good thing....but not … (19 comments)
