For as long as I can remember, St. Martin's Fair in Franklin has been a "family" tradition as part of Labor Day weekend activities. This year is no different...you can find anything and everything...from Farmer's Market style vegetable and fruit stands to craft items, Food and beverages from hot roasted corn to popped corn, sausages, pizza, all things grillable and a pastry or two besides the snow cones and cold soda and beer.

In our market....there is an active status when a property is on the market.... and an active with offer status when the property has an offer that is not contingent on a sale. when a property is active but has a contingent offer...it cannot be shown as "active with offer' and it is the Seller who decides if the house will be shown hoping for an offer that is not contingent on a sale.

"What is the least I can offer on this house ?" asked the Buyer. "The least" in a Sellers market when homes often get offers in the first week....not uncommonly over the asking price in the area in question...."the least" takes on a different meaning than the Buyer had in mind.
Whether the buyer is a first time buyer or has purchased a home before..market conditions are different now than they were a while ago. We got an email from a Realtor who had the experience of a buyer choosing another agent after he had worked with them for a long time. The deal that the buyer had written on had fallen apart...the Seller was the problem, not the Buyer..the Buyer blamed their agent and found another Agent to help them find their dream home.
