We got an email the other day from someone considering selling estate property. The "consideration" we understand, has been for years while the owner has been in assisted living and continues to pay taxes, utilities and maintenance and the house sits vacant.
  "Just email me the fair market value so that the estate can decide what to do with the property." Hmmm...sounds like there has been one too many "Tell me What My Property is Worth" with the touch of button" experiences.  The person went on to say that he was going to ask several agents their "fair market value" opinions.  … (24 comments)

. Thinventory across many parts of many markets throughout the country has created the very familiar battle ground of bidding wars. Every listing agent wants their Sellers to get the highest and best price for their home...that doesn't mean LISTING it at the highest price ever seen in the market.
   Every seasoned agents knows the mantra "The Market Decides"....it is a chorus drilled into your head beginning with Realtor 101 and is a constant reminder as you look at the SOLD subjects in any market. Whether the price is higher or lower than "you"...whoever YOU are...Agent or Buyer or Seller...would imagine … (14 comments)

  A couple of years ago we were asked to give a listing presentation for a luxury lake property...we were one of three agents that presented to the Sellers who had a bottom line in mind for their lovely home. Our analysis is not a CMA....(Comparative Marketing Analysis.) That method...though it is one that every...or at the very least...most...Realtors are taught never made very much sense to me ...and to us, makes less sense now.  
     It is the easiest and fastest way to do a home valuation. For consumers who may not know...An "MLS generated" Comparative Market Analysis is done … (22 comments)

home valuation: "The Other Agent told us we had to......" said the Distressed Seller - 01/07/16 07:09 PM
     We got a call not long ago from a distressed Seller...Not divorcing...who found us on the net through our Active Rain blog.  They had their house listed ....they told the agent that they felt the listing price was too high...and the agent turned a deaf ear. The agent claimed to be an "interior designer/decorator" in "real life and told them to just do as she instructed and the house would immediately appreciate. The  Sellers were right...the price was too high...and the house was under water....taking every spare penny to make rennovations that in the end wouldn't matter didn't sound … (0 comments)
