wesellupsidedownhomes: Short Sales are Labors of Love.... - 02/08/19 01:28 AM
What seems like  a time that was long ago and far away ....we were neck deep in short sales...at one  point 36 at one time...all with minimally two..and divorce related. Soooo...you had two lenders, two lawyers and two Sellers...and there was literally "no love" to feel anywhere. We closed all of them...and looking back on that time, we wonder how our marriage survived it...in addition to the other members of the transactions  !  We had done our homework and gone to school in three states and came home and worked with lawyers here to put our own "methodology" on the process … (24 comments)

wesellupsidedownhomes: That CAN'T be the Closing Date..the Buyers are out of Town ! - 06/21/17 06:09 AM
We sure understand that people "get busy"...we could well say that 99% of the time...socially and in business.  Our master of calendar of events that includes both is available at all times and is  by nature of our business, as flexible as it can be when we know that dates change for a variety of reasons.
Closings...with the exception of short sales...have a date established in the offer to purchase. In Wisconsin, the time and place of the closing is chosen by the Buyers...and the Sellers always have the option of pre-signing documents at a time more convenient for their … (13 comments)

wesellupsidedownhomes: "I can control the lender," Claimed the Newbie - 04/22/16 12:17 PM
While short sales are not as prevalent as they once were, they will always be a part of the real estate landscape.  We have closed hundreds and do them as our "give back" to the communities we have the honor of serving. It is a hand up at a difficult time and there is nothing more satisfying than seeing these same people a couple years later when they become boomerang buyers and return to home ownership.
You know how you were never smarter than when you just graduated from college...you didn't know what you didn't know and somehow that diploma insured … (10 comments)

wesellupsidedownhomes: Navigating the Waters of Real Estate... - 05/23/14 07:06 PM
Thank you Carla...a thoughtful subject for a contest...ready to jump in or not....I can think of a number of times when staying on the beach would have been a safer career move than swimming against the current....and yet it was those lessons that developed the muscles to propel us to greater lessons...deeper water and more success. One of the rules of this contest was not to blog about how we landed to begin with if I understand it correctly....does anyone give their first grade speech on what they want to be when they grow up and give Realtor as the answer....none … (23 comments)

wesellupsidedownhomes: The Bank is the Boss in a Short Sale......But.... - 01/07/14 08:07 PM
If you are an agent who has chosen to work in the area of short sales...if you have taken the time, made the effort, invested the money in training to help this segment of society...we thank you for your service.
We had occasion to deal with a lender who had a person in charge of loss mitigation....and no matter what third party documented evidence you presented...a contractor quote, a title company rate registered by the state, the list went on and on...he knew better.  He was in constant touch with the borrower...giving legal advice, deciding real estate law (which … (14 comments)

wesellupsidedownhomes: Let's Hold Lenders...."Accountable"...How Much MORE Can we Account For ? - 10/15/12 10:04 PM
Short sales can be a challenge...it is one that you choose to pursue....or not. Even when you do lots of them...and get the  training and continual education that enables  you  to close them....there are still days  in the life  of  every short sale agent when you question of the wisdom,  ultimate goal and....hmmmm...less than common sense approach to the  process from the lending side of the transaction  table.
We have  what we believe to be ....very complete short sale packages...t's crossed, i's dotted....forms that are current...wet signatures and initials...current dates and documentation,  Verifiable hardship with every piece of paper … (10 comments)

wesellupsidedownhomes: "A Multiple Counter ! ?! That Can't Be...It's a Short Sale !" Shouted the Selling Agent - 08/28/12 09:44 PM

wesellupsidedownhomes: "My Attorney Told Me......" YICKS ! - 06/29/12 10:19 PM
We were on a pre-listing appointment at a beautiful home....the Seller was self employed and his business was on the verge of no longer being "in" business.....and he had heard about short sales but wanted some clarification on a number of points....the list of things he had been told and beliefs he had as a result that were incorrect would be tooo long to share in this blog.
I asked him if he had read these things on the internet, heard them from friends or just where this information came from because none of it was correct in our … (7 comments)

wesellupsidedownhomes: "I Need to Get My Spouse OFF the Mortgage !!!" the Divorcee cried. - 03/23/12 08:10 PM
"I need to get my Spouse OFF the Mortgage!!"   This is a familiar phrase we hear from divorcing or divorced couples all the time.  In the "olden days" of increasing equity, getting a spouse off the mortgage was a matter of re-financing given that the spouse remaining in the home could afford the mortgage.
Those days are largely...gone. It took two incomes to support the mortgage, and now there is just one.  Often, the house has not only the original mortgage, but the second mortgage or HELOC (Home Equity Line of Credit)  which was taken out to...buy a career, fund … (17 comments)

wesellupsidedownhomes: "Is That the BEST You Can Do ?" Asked the Divorcing Potential Short Sale Seller - 01/09/12 12:33 AM
We often have a 2 step listing approach…that with short sales, can easily become three. The first visit…or pre-listing is a get to know you and the property visit. The second visit is to present the market analysis and often the listing contract….not this time because we knew that the Sellers needed time to digest the price…and the news that the profit they had hoped to divide in their divorce was non existent. During our first visit, the Sellers gave us a tour, they showed us things that they had done, other things that they planned to do to get … (33 comments)

wesellupsidedownhomes: "How Can I Take My Home Off the Market ?" Asked the Recently Listed Seller - 11/01/11 12:43 AM
We  listed a lovely very new home as a short sale....the couple was divorcing, he had become unemployed....and savings to meet the monthly payments had been exhausted as the wife tried to figure out what to do.  She called us, they were both resolved that a short sale was the best thing that they could do. They loved the house and the pride that they had taken was evident in each room as we toured the house with the special touches they had added to "make it their own."

wesellupsidedownhomes: If I Write on Your Short Sale ...Can You Close It ? - 05/01/09 07:25 AM
We got a call today from a co-broke who had a buyer interested in one of our short sale listings. Like many others, it had been listed too high by agents who "bought" the listing...adding the mortgages, commission and the famous "start over" funds and magically coming up with a price for which the home would never appraise. The agent had looked at the listing history in MLS and now that the price was done to a reasonable number for the market, it seemed impossible to him that the home would sell for sooo much less.  The truth is, at … (3 comments)

wesellupsidedownhomes: Short Sale Decisions..... - 03/30/09 03:08 PM

Decision making can be a painful process. Sometimes it feels that the biggest and hardest decisions must be  made at a time when we have the least amount of strength to make them.   When we are emotionally involved with an individual and have their health care power of attorney....it sometimes feel like no matter what the decision, the question is who are we deciding for....for our comfort or the comfort of the person who may be suffering and will never recover to regain the quality of life that they had enjoyed before the threatening health care situation.

wesellupsidedownhomes: Short Sale Seller Nerves.... - 03/25/09 02:25 PM

There once was a short sale seller who
Didn't want to leave the state before closing on her short sale even though she had a  good over asking offer....at the very great risk of losing her new out of state job Paid a lawyer to tell her exactly what we already told her...paying him with money she didn't have made her feel better. Was sure if we lowered the price no one would feel any urgency to buy her once very over priced house Was sure, as a former real estate agent, her short saled house would sell in … (2 comments)

wesellupsidedownhomes: Why Buy a Short Sale ? Why Not ? - 02/26/09 12:33 AM
There is a lot of MISINFORMATION about Short Sales floating around everywhere...some of it right here on Active Rain...but a lot of it in markets like southeastern Wisconsin which we proudly serve because they are not as common here...and the very nature of HUMAN NATURE  is to stay away from what you don't know....While we could say things like it's patriotic...it's the right thing to do and other platitudes that sound good...but how realistic are then when you are talking about a sixor more figure investment...one of the largest that an individual makes in a lifetime...feel good about doing something … (5 comments)

wesellupsidedownhomes: Short Sale Tale Part 30- Too High, Too Long, Too Bad...First Agent - 12/20/08 11:58 PM
We recently listed a short sale....it had been listed for two years...no home in that location had ever sold for the nearly the price it was listed at...or re-listed by the same agents For the divorcing sellers...things went from bad to worse...the market continued to decline...they...AND the agent held the price.  She kept telling them that there were "interested buyers".  The truth is that most probably there is NO WAY THE HOUSE WOULD EVER APPRAISE AT ANYWHERE NEAR THE LIST PRICE !   We listed the home as a short sale...the only option for the  sellers who are a little more than 90 … (2 comments)

wesellupsidedownhomes: Short Sale Tale Part 29 "We'll Think it Over....MAYBE after the Holidays....." - 12/18/08 11:06 PM
We met with a seller the other day who had been self employed...business partners left...the sales person touted as successful was stealing him blind with artificial travel expenses...health problems....and the list continues...the hardship deepens....and the foreclosure notice sent.  We explain a Short Sale after we determine that there is no other way unless he wins the lottery...there is no hope to re-finance, the lender has been uncooperative and a short sale is his best alternative to a looming foreclosure.  "Well, with the holidays,...we are really busy and maybe we could list by the middle or end of next month."  Oh Yicks...Tis … (5 comments)
