It seems like a lifetime ago  when the market started to tumble...home values decreased....people were losing their jobs...our divorce niche was operating on steroids with economic stress  resulting in domestic stress..many agents left real estate...and indeed we did short sale some of their homes. There was no price range untouched...we shorted both residential and commercial properties for over a million dollars and barely a hundred thousand...people needed help and we were committed to give it to them...not without th education and systems that would benefit the homeowners in the very best way possible.

   Regardless of the profession.....it is difficult or nearly impossible to know everything about every aspect. My Grandfather used to say, there will come a time when there will be a right eye doctor and a left eye doctor, and he probably wasn't far from wrong !  There are agents (like ourselves) who choose to specialize in niches and/or obtain additional education in specific areas of practice to become the experts and channel marketing to those areas.

  We will always see short sales in a market...sometimes almost none...and is was the case a while ago...bunches...it is the ebb and flow of the economy. Short Sale Sellers are not to be scolded...just like no one gets married thinking of divorce...no one buys a house to have it listed as a short sale.
Life happens. Divorce...job loss...death of a spouse...reasons are many and sometimes multiple reasons leaving a wake of financial devastation for the Sellers.

   The Sellers for this short sale found us thru our Active Rain Blog...they had listed their home with an agent who kept insisting they do updates...change this and paint that without paying attention to what the market would pay and what they owed on the house. New employment took them away from the area and they called us to list this short sale.  It was a well maintained home and well received by the market..now home to a new family.

 One of the requirements....let's say the primary requirement for doing a short sale is that the Seller(s) have a financial hardship.  We don't know anyone who buys a house with the thought of at some time, having insufficient funds to make the mortgage payments...it is not a sought after or ever desired situation by any homeowner.

       Short Sales and Divorce....which are often elements that are both found in the same transaction,  are conditions we often encounter and are well prepared to handle.  The two incomes that were required to pay the mortgage no longer exist under the same roof. The loss of a job by the primary "bread winner"or income drastically reduced  and that was the beginning of the end of the marriage.

 Short sales are a niche that not every agent chooses and we appreciate that. We give each agent and prospective short sale buyer written materials about what to expect with the purchase of a short sale.  "As is" means exactly that....not as you wish it to be...it is truly "What you see is what you get." That may well mean that not every kind of financing will work for every short sale. An FHA loan may have to be a 203K loan to account for some deferred maintenance....the replacement or repair of things that the homeowner cannot afford to address.

Our initial meeting includes a very comprehensive folder of information for their reference and review.  This is a confusing and upsetting time and this mini-library provides them with some resources that answer the most popular questions and concerns.  We also of course, let them know that we can be reached seven days a week should they need assistance.

 In the not so long ago....and in some cases,  continuing saga of divorce decrees, the Marital Settlement Agreement (MSA) read that within x period of time, usually 2 years or less, it was agreed that the house which was marital property, would be sold or re-financed by one member of the about to be, former couple. The same language had been used for years and became an 
"automatic ending for divorce."
   What was no longer "automatic"  with the decline of the housing market....was that the house had equity.

  Short sale sellers are used to the space that a home offers....the yard....garage that may be attached...a basement for more storage.  Now....that for a time, they will rent a house...all those "taken for granted" features are sorely missed. In southeastern Wisconsin,  unlike many other markets, we do not have many single family homes for rent. 
The former short sale seller, anxious to duplicate the kind of housing that were just  left, often ask us: "Can  you find me a house that is a 'rent to own' ?"  These sorts of homes too in this market are difficult to locate.

      It is happpening more and more frequently and we are happy to help them find the house that means so much more than the brick and mortar....it is place they start over and worked harder than they ever imagined to be able to own.

   The email subject line read:  "Thank you for your time". Hmmm....well there had been considerable time put in....multiple offers and counters and now we were on our way to collecting documents and submitting the short sale package to the bank.
  Open the email...."We talked with the bank and we have decided to work with them and keep the house."  Good thought...not a reality....
