wesellupsidedownhomescom: If you Worked with Short Sales...You Need to Know... - 10/30/19 05:28 AM
If you worked with short sales you know that you helped people through one of the most difficult times in their lives...and we applaud your efforts. Your education in this area did not go unrewarded. Whether Sellers told you or not...it gave them a hand up and a way to get a fresh start. The debt, the phone calls from lenders, the barely even imagining one day at a time were erased.  We have stayed in touch with many of the hundreds of our short sale Sellers who became our buyers and are living the American Dream of home … (21 comments)

wesellupsidedownhomescom: Sharing Our Short Sale Procedure...Right Side Up - 03/31/19 02:51 AM
It seems like a lifetime ago  when the market started to tumble...home values decreased....people were losing their jobs...our divorce niche was operating on steroids with economic stress  resulting in domestic stress..many agents left real estate...and indeed we did short sale some of their homes. There was no price range untouched...we shorted both residential and commercial properties for over a million dollars and barely a hundred thousand...people needed help and we were committed to give it to them...not without th education and systems that would benefit the homeowners in the very best way possible.
We flew to Florida and were part … (16 comments)

wesellupsidedownhomescom: No One Buys a House or Gets Married Not Expecting Happily Ever After - 03/21/19 01:33 PM
It is never part of a life plan to get divorced when you get married...blissful looks into each other's eyes and the "till death do us part" OR the reality of ..."As long as you both shall love"vows are repeated.  Divorce is indeed...the death of a relationship.
Short Sales ...or the inability of a homeowner to sell their home for what it is owed...Or more likely at this time..the inability of a homeowner to pay the  mortgage for a variety of reasons.Unemployment is not at this time, runnning rampant...we have had Both spouses lose their jobs and be unable to … (13 comments)

wesellupsidedownhomescom: The Bank Owns the Personal Property claimed the Lawyer...Say What ? - 08/18/17 03:02 AM
Regardless of the profession.....it is difficult or nearly impossible to know everything about every aspect. My Grandfather used to say, there will come a time when there will be a right eye doctor and a left eye doctor, and he probably wasn't far from wrong !  There are agents (like ourselves) who choose to specialize in niches and/or obtain additional education in specific areas of practice to become the experts and channel marketing to those areas.
There is nothing wrong with admitting you don't know...what is wrong is pretending you DO know when it may not be … (43 comments)

wesellupsidedownhomescom: Short Sales are "Gone" .....Aren't they ? - 07/27/17 04:12 AM
Would that this was true...that not one more time we would have to take folders full of information, explain the process and how it may happen...that renting was the in the foreseeable future for years to come. How DOES it happen ?
You think to yourself...the economy is better...in Wisconsin we are seeing new companies coming here bringing literally thousands of new jobs (We are pleased to be your Realtor/Ambassador to the Badger state.)  Are people just "living beyond their means" ?  No....Not in our experience...short sales are not entirely gone ....though less(there was a time we had 36 at … (23 comments)

wesellupsidedownhomescom: Before you write an Offer on a Short Sale..... - 08/11/16 06:10 PM
We will always see short sales in a market...sometimes almost none...and is was the case a while ago...bunches...it is the ebb and flow of the economy. Short Sale Sellers are not to be scolded...just like no one gets married thinking of divorce...no one buys a house to have it listed as a short sale.
Life happens. Divorce...job loss...death of a spouse...reasons are many and sometimes multiple reasons leaving a wake of financial devastation for the Sellers.
When you as a Buyer...or a Buyer's agent decide to write an offer on a short sale...before you even "fall in love with the … (11 comments)

wesellupsidedownhomescom: "It's Not Fair for the Bank not to get ALL their money," said the Would Be Short Sale Buyer - 05/02/16 11:34 PM
Golly gee whiz...and just when you think you have heard it all...we had Buyers who went back and forth ...forth and back and around in circles deciding whether or not they should buy a short sale.  They clearly loved the house according to their agent...and multiple showings would indicate that was true.
We explained in detail to the agent ...who had never written on...listed or had any experience with short sales and was fed information by other people in his office...what the process was....the time it can take...yadda yadda.
What if...and then what...and the dialogue continued...the Sellers waiting to … (13 comments)

wesellupsidedownhomescom: Waukesha Updated Ranch SOLD by Sally & David Hanson - 04/01/16 07:42 PM
The Sellers for this short sale found us thru our Active Rain Blog...they had listed their home with an agent who kept insisting they do updates...change this and paint that without paying attention to what the market would pay and what they owed on the house. New employment took them away from the area and they called us to list this short sale.  It was a well maintained home and well received by the market..now home to a new family.

wesellupsidedownhomescom: "Do Your Sellers REALLY have a hardship ?" asked the Selling agent - 02/26/16 07:06 PM
One of the requirements....let's say the primary requirement for doing a short sale is that the Seller(s) have a financial hardship.  We don't know anyone who buys a house with the thought of at some time, having insufficient funds to make the mortgage payments...it is not a sought after or ever desired situation by any homeowner.
Many times there are multiple hardships which may include things like unemployment and divorce or serious illness and job loss...death of a spouse and insufficient income.  We know the reasons for each short sale we list, we have seen the financial disclosure...we know that the expenses as … (32 comments)

wesellupsidedownhomescom: It May not be the SELLER'S Lender who is the problem in a Short Sale... - 07/28/15 07:35 PM
Short Sales and Divorce....which are often elements that are both found in the same transaction,  are conditions we often encounter and are well prepared to handle.  The two incomes that were required to pay the mortgage no longer exist under the same roof. The loss of a job by the primary "bread winner"or income drastically reduced  and that was the beginning of the end of the marriage.
The house was purchased when the  home prices were much higher...no one controls the market...and now...with tremendous loss in equity, the home cannot be sold and remain "right side … (13 comments)

wesellupsidedownhomescom: "I told the Buyers the Bank would replace the roof on this short sale"..said the Selling agent - 07/13/15 07:06 PM
Short sales are a niche that not every agent chooses and we appreciate that. We give each agent and prospective short sale buyer written materials about what to expect with the purchase of a short sale.  "As is" means exactly that....not as you wish it to be...it is truly "What you see is what you get." That may well mean that not every kind of financing will work for every short sale. An FHA loan may have to be a 203K loan to account for some deferred maintenance....the replacement or repair of things that the homeowner cannot afford to address.
If there are issues that the … (21 comments)

wesellupsidedownhomescom: "The Bank wants LOTS of information..." said the short sale Sellers - 02/22/15 07:50 PM
We are seeing a resurgence in short sales in our market. Our initial meeting includes a very comprehensive folder of information for their reference and review.  This is a confusing and upsetting time and this mini-library provides them with some resources that answer the most popular questions and concerns.  We also of course, let them know that we can be reached seven days a week should they need assistance.
Part of this "orientation information" is a list of things that the Sellers' Lender  will require when they have accepted an offer. We give them an example of a hardship letter … (13 comments)

wesellupsidedownhomescom: "The Buyer Reserves the Right to call this Offer Null and Void." - 02/05/15 09:46 AM
Short sales will never disappear from the real estate landscape completely,....there is an ebb and flow with the economy that prevents their complete extinction in addition to the hardships that sometimes are part of the paths in life.
Whether you choose to learn to list them or not....it would seem that agents who choose to write on them have an obligation to understand the process....or according to our state association...are "practicing outside of their area of expertise. "  To many of them....a sale is a sale whether you understand what you are doing or not...and that is most … (22 comments)

wesellupsidedownhomescom: "You have to Convince My Ex to do a Short Sale" Cried the Former Spouse - 01/24/15 05:48 PM
In the not so long ago....and in some cases,  continuing saga of divorce decrees, the Marital Settlement Agreement (MSA) read that within x period of time, usually 2 years or less, it was agreed that the house which was marital property, would be sold or re-financed by one member of the about to be, former couple. The same language had been used for years and became an
"automatic ending for divorce."
What was no longer "automatic"  with the decline of the housing market....was that the house had equity.
There was no option to refinance.....and the sale did not mean sharing … (29 comments)

wesellupsidedownhomescom: "I Just completed a Short Sale..Should I 'rent to own' ?" - 03/30/14 07:58 PM
Short sale sellers are used to the space that a home offers....the yard....garage that may be attached...a basement for more storage.  Now....that for a time, they will rent a house...all those "taken for granted" features are sorely missed. In southeastern Wisconsin,  unlike many other markets, we do not have many single family homes for rent.
The former short sale seller, anxious to duplicate the kind of housing that were just  left, often ask us: "Can  you find me a house that is a 'rent to own' ?"  These sorts of homes too in this market are difficult to locate.

wesellupsidedownhomescom: Underwriting and Common Sense....Hmmmm....Not Always the Case - 10/02/13 07:20 PM
We are soooo happy when our short sale sellers now become buyers...and the world that was once upside down through their own hard work is once again right side up !
It is happpening more and more frequently and we are happy to help them find the house that means so much more than the brick and mortar....it is place they start over and worked harder than they ever imagined to be able to own.
Underwriters have not quite gotten into the swing of financing this new buyer group.   Several times recently....we have gotten a call from loan … (19 comments)

wesellupsidedownhomescom: "The Bank Told us We could Keep the House...thank you for your time." Wrote the Short Sale Seller - 09/14/13 08:29 PM
The email subject line read:  "Thank you for your time". Hmmm....well there had been considerable time put in....multiple offers and counters and now we were on our way to collecting documents and submitting the short sale package to the bank.
Open the email...."We talked with the bank and we have decided to work with them and keep the house."  Good thought...not a reality....
 - Did the Bank ask you why you had missed payments ?  No
 - Does the Bank know of your pending divorce ?  No
 - Did the Bank ask if your income had changed since one … (17 comments)
