You have to stop being amazed at what lenders do not understand who are working with buyers who have accepted short sale offers.  You have to patient with the bank to approve the sale...and patient and informative with the other end of the transaction. Part of the job of a short sale listing agent is education...all the players in the transaction may not be as familiar with the process as the lister.

   We had an agent call us about showing one of our short sales the other day..,...she admitted she was hesitant. He buyer wanted a "good deal" and she had seen our listing on line and sent it to her buyer. The buyer had sold his home that did not have a mortgage and had cash and time to close....ahhhh the perfect short sale buyer. She said he had written on a short sale on another agent and was growing impatient. Oh no...My excitement was starting to dissipate....and I asked her how long they had been waiting....

  Yesterday we had a specific request from a buyer for a short sale...anxious for a good value at a good price, didn't have a house to sell....was well qualified financially...so off we went to find a listing that would work for this anxious home buyer....

          WHOOPS !  The first listing we came across seemed to meet the criteria...short sale, good condition..price a little high but we can work with that....and then we studied it further...the agent listing the house was the seller.  That cannot happen...not because we say...not because very obviously the agent was not trained in short … (1 comments)

  We got an offer on one of our short sale listings...and of course, everyone is a realtor...This agent got our counter from the sellers...which she said we weren't "really supposed to do"...."Just submit it to the bank and the buyers will negotiate the sale."  Gee ...never thought of that...why submit a package. why supply all the documentation when you can really make it short and let the buyers shorten the distance between offer and acceptance and negotiate it themselves.

  Reading thru some blogs with agents whining about short sales...banks that don't cooperate, mortgage insurance companies unwilling to take losses and don't understand the term "short",  listing agents with no training who thought they would "experiment" at the risk of someone's foreclosure, agents who try selling them but don't prepare their buyers that it can be a "hurry up and wait" game,  Soooo I thought it would be interesting wine/whine flavors that we could create revolving around this area of practice.

   In the olden days, before we were married....there used to be three things that people would site as reasons for divorce...differences in religion, financial problems and infidelity.  The economy has dealt many couples and families some financial challenges...and those things, it seems either strengthen a relationship or lead to it being broken beyond repair.   As I have blogged a bazillion times before...a good part and I mean that in the very best way...of our real estate practice is devoted to short sales.  The stories are sad....the houses can be gorgeous and the combined euphoria of the relief of the homeowner from foreclosure and the happiness of the buyer...in getting a house at a wonderful price and knowing  that they have helped someone is a wonderful feeling....happy tears everywhere...agents, buyers, sellers.  Lately...we have seen a little different attitude....and it has been evident with both buyers and sellers and unfortunately an agent here and there.

       If you....Ms/Mr. Selling Agent have a sense that your buyer has some urgency....can't make arrangements for temporary housing, can't prolong a lease or close even earlier than anticipated (yes we DO have some short sales that close EARLY ) then do everyone a favor.....the seller, the listing agent, the title company, the lenders - for your buyer....the one or more for the sellers....do EVERYONE a favor and don't even write the offer.

   We got a call from a homeowner who fits the "distressed" description...beyond description...as does the agent who has the property listed currently.  The property has been on the market for over 200 days...for less than is owed and is not listed as a short sale ...the homeowner says that the agent has not ever even mentioned, explained, discussed the definition of short sale with him...HUH ?

  We promote our short sale listings and don't subscribe to the "the price will sell it don't promote it" theory....we respect that the sellers want to move  on with their lives...that the bank needs to get rid of the red ink...that the market doesn't need one more house for sale...and that marketing was my career in another lifetime..that more than one medium is more effective than any one media...
   If you list short sales...You have an obligation.....it's called...getting...

   The housing market talks about the patience a buyer has to have with a short sale. Let me tell you..it is sooo not just the buyer(s)....it is EVERYONE concerned/involved with a short sale.
   - The listing agent has to be prepared - mentally, emotionally, financially to handle a short sale.  The sellers are stressed, the buyers are anxious and the lender may sometimes appear...or make that not appear...disappear.    We were invited to a friend's house for brunch with our homade goodies and my mother in tow, we went out to a western Waukesha county suburb and feasted on the collection of everything from salads to desserts with the traditional Easter Ham tucked in the middle as the entree.  It was enjoyable...but that was not the best part of our day.
