The phone call began....."My attorney said that I could list with you now....or after the Judge told me to...." said the post divorce caller. People getting divorced are not unlike any other Sellers...they want the highest and best offer for their homes. Sometimes their idea of "highest and best" and the market's are not quite the same....again...the same as many other Sellers. Sometimes in our divorce niche...we are not the first Realtors....the couple has listened to their friend, cousin, neighbor who is the Realltor who told them what they wanted to hear for a price...and the house didn't sell. We believe strongly first in education...to decide on the niche you may wish to pursue...learn as much as you can from as many sources as you can. This can apply to a demographic or geographic niche. That may mean beginning by researching statistics...because you like a demographic or a geographic area does not necesarily mean that there is enough of a market to concentrate time, money and effort into cultivating as your niche...Get the objective numbers first. As Realtor with a niche in divorce...we encounter all kinds of situations...the he said/she said anger ...the tears...and sometimes...Sellers who just realize this is not the happily ever after they had hoped to have...and as peacefully as possible..want to end the marital relationship and move on with their lives. He doesn't want her collection of this ....the value of her jewelry....the wedding presents she has carefully tallied from HER family and HER friends...he just wants to start over... As a part of the ultra cooperative attitude....he also allows her to choose the Realtor..you know the agent....SHE knows the agent...her friend...or the one … (45 comments)

Our niche in real estate and divorce is an interesting one...and as the only Real Estate Divorce Specialists in Wisconsin, we have lots of experience in all different kinds of situations. When a couple has "agreed" to divorce...that is often the only thing that is common ground and everything else...the choice of a Realtor, the price of the house, division of personal property, maintenance and child support, custody and visitation...the list goes on...are all subjects for argument and debate...and legal resolution.
