manhasset: SCA Fair - Manhasset, NY - A Great Time for Everyone! - 04/17/08 08:20 AM
The SCA fair is one of my family's favorite Manhasset events.  It is almost hear!  It will be held at the Munsey Park School on May 3rd.  I would strongly recommend that all new residents attend.  It will be a great time and it is a great way to meet people.
In addition to many games, activities and rides, the fair has an exotic food tent, arts and crafts.  There will be raffles with great prizes.  I have found it is a good idea to purchase tickets in advance.  For more information visit the SCA web site
Have Fun!

manhasset: Proposed Church Development in Manhasset - 04/17/08 08:06 AM
There is a proposal to develop the Gothic inspired Christ Church on Northern Blvd. in Manhasset by Jobco Realty and Construction.  Read the Manhasset Press article, Christ Church Property Proposed Development, for more details.
There have been public hearings regarding the proposed development and will be more in the future.  I plan on attending the future hearings.  The basic plan is to build a 4 story condo complex that will have a maximum of 61 units.
Many concerns have been raised and some proposed solutions. I see both sides of the issue and am looking forward to hearing how many concerns will be … (0 comments)

manhasset: Should We Buy and Sell in Todays Market? - 01/23/08 04:30 AM
I am asked what my thoughts about the real estate market are on a daily basis.  Both buyers and sellers are trying to ascertain if this is the right time for them to move.  Is the downturn near the bottom?  Do we have further to go?  How much longer?  Is the market starting to flat line?  Are sale prices going to start creeping back up?  Should I sell now?  Should I buy now?
The fact of the matter is no one has a crystal ball.  There are so many variables that affect the real estate market that I can't say with any … (1 comments)

manhasset: Have Information about Manhasset, NY 11030 Before Viewing Properties - 01/19/08 06:24 AM
As many of my readers know, I have recently moved to Manhasset with my wife Janet and son Andrew.  Manhasset is a wonderful community and I am thoroughly enjoying living and working here.  Janet is very familiar with Manhasset having been a long time resident but I had a learning curve.  One of the first things I did before moving to Manhasset was to learn about the area.  Manhasset is comprised of several areas that are all wonderful but seem to have different characteristics and personalities.  The buyers that I have worked with all seem to be interested in this information … (2 comments)

manhasset: Where to Sled in Manhasset - 01/14/08 02:41 AM
This is my first winter as a Munsey Park, Manhasset resident.  I was very excited last night at the thought of waking up to several inches of snow this morning.  What a disappointment!  I was hoping to take my wife and 8 year old son sledding.  The question of course is where are the best places to go sledding in the area?  I heard that many families go to the Munsey Park Elementary School.  However I have also heard that if you want more adventurous hills there is a park in Flower Hill between Stonytown Road and Bonnie Heights Road.  I … (0 comments)

manhasset: Buyers and Sellers Should Understand the Various Agency Relationships - 01/05/08 11:46 AM
In recent months, New York State has actively been working to educate real estate agents and the public about the various agency relationships and the fiduciary responsibilities that go along with them.  Effective January 1, 2008 a new disclosure form is required to be presented by the real estate broker/salesperson to sellers prior to entering into a listing agreement and to buyers at their first substantive contact together.   This form was recently rewritten to make it easier to read and to understand.  I think it is important for both buyers and sellers to read this form prior to entering a real … (0 comments)

manhasset: Christmas Tree Recycling in Manhasset - A Green Gift for the Environment - 12/22/07 12:57 AM
I hope everyone has a Merry Christmas and a Happy New Year! We are all becoming increasingly environmentally conscious, so if you have a real Christmas tree give a gift to the environment and recycle it.
The SCA's Planet Manhasset committee, in conjunction with Hefferin Tree Service and the Congregational Church of Manhasset has invited all Manhasset residents to do their part for the environment and recycle their Christmas trees. They are offering this service free of charge. Recycling the Trees help in diverting them from going to already over crowded landfills.
Manhasset residents may bring their tree free of any … (0 comments)

manhasset: Buyer Brokers are finally on the North Shore of LI - 12/11/07 09:29 AM
In my service area on the North Shore of Long Island which includes Great Neck, Manhasset, North Hills, Port Washington, Roslyn and Jericho, buyers, sellers and Realtors are finally catching on to why it makes sense to be a Buyer's Broker.
Buyer's agency is successfully used in most parts of the country.  I will never understand why sub-agency became the most used type of real estate agency in my area.  It just isn't logical.
Buyer's agency is when a buyer's broker is engaged by a buyer to represent the buyer's interests.  According to the NYS Department of State, the buyer's broker does this … (2 comments)

manhasset: AR networking got me quoted in Inman news - 12/06/07 09:59 AM
I joined the active rain community about a week ago.  I was unsure of what it really was and how it would effect me other than giving me google juice.  I am quickly becoming addicted to reading all of your blogs and doing some blogging of my own.  I have also been pleasently suprised by the contacts that I am making.  I was contacted today through active rain by a reporter for Inman News, Glenn Roberts Jr.  He asked me my thoughts on the bailout plan and if he could quote me for the article.  It was alot of fun for … (10 comments)

manhasset: Manhasset, NY 11030 Tree Lighting - 12/05/07 07:53 AM
This is my first year as a Manhasset resident.  I am looking forward to meeting my new neighbors and friends at the tree lighting on December 7th at the Plandome Road Bandstand at 4:15 P.M.
The annual Manhasset Christmas Tree Lighting ceremony is sponsored by the Manhasset Park District in partnership with Town of North Hempstead and the Manhasset Chamber of Commerce.
It should be alot of fun.  There will be holiday music provided by the Manhasset High School.  Santa will make an appearance and the winners of the Manhasset Chamber of Commerce poster contest will be announced.  There will also be free hot … (1 comments)

manhasset: The media, pricing and submitting an offer - 12/04/07 07:02 AM
Many of the buyers that I have recently been working with have stated that they have a basic formula of offering 15 - 20% below the asking price of a property.  They say that everything they have read has advised them to play hard ball because it is more of a buyers market than a sellers market.  Unfortunately, this advice generally does not secure the home for the buyer.
I believe that buyers are more educated in the real estate market than ever before.  Buyers start their home search on the internet.  They know all of the asking prices and sold prices … (1 comments)

manhasset: North Shore Real Estate Market - It's a good time to be a buyer - 12/02/07 11:00 AM
In my market area which includes Great Neck, Manhasset, North Hills, Port Washington and Roslyn, the media has painted a picture of doom and gloom in the real estate market. Many buyers are reluctant to purchase a new home for fear that the market is going to completely crash and they will lose their investment.
Personally, I think that this is a great time to be a buyer. Prices have come down and unlike the early 1990's, interest rates are still unbelievably low. Inventory is high giving buyers plenty to choose from. Buyers haven't had such favorable conditions in many years. Although, … (1 comments)
