Since November 2007, the median price of all homes sold was off more than 30 percent. Zillow Real Estate Market Reports just released a report that shows home values in San Diego decreased -14.70% in the third quarter of 2008, compared to the third quarter of 2007. DataQuick, a San Diego based real estate tracking company released a report showing the median price for homes and condos in San Diego California tumbled to $300,000 last month from $445,000 in October 2007.
The good news is that there were 21,532 homes and condos sold in Southern California last month, up 67 percent from the year-ago period.

Yesterday, the S&P/Case-Shiller home-price index dropped 10.7 percent from January 2007, after a 9 percent year-on-year decrease through December 2007. This gauge has fallen for 13 consecutive months! The index was created by Robert Shiller, chief economist at MacroMarkets LLC and a professor at Yale University, and Karl Case, an economics professor at Wellesley College.
Home prices in Las Vegas and Miami fell the most of any region, at 19.3 percent year-over-year. Phoenix, San Diego and Los Angeles also suffered double-digit drops. The San Diego one year drop was 16.7% according to Case-Shiller.

san diego home values: San Diego Home Sales & Home Values Plunge - 03/13/08 11:01 AM
DataQuick, based in La Jolla, CA, reported today that sales fell 39 percent from a year earlier in Los Angeles, Orange, San Diego, Riverside, San Bernardino and Ventura counties. There were 10,777 homes sold in February in those six counties. Southern California's home sales volume has hit new lows every month since September.
For San Diego real estate, DataQuick reported 1,954 properties sold in February 2008. This was off by 31.7% from February 2007. The San Diego median home value for February was $515,00. This was down 13.5% from a year ago.

DataQuick Information Systems reported San Diego County's median home price last month plunged 13 percent from year ago levels and that last month's median home price was $430,000, compared to around $495,000 during the same time the year before. As the new year approaches, I'd like to wish all my readers a very happy new year.  I received quite a few e-mails from readers wanting to know my opinion for the real estate market in 2008.
It seems that the consensus of opinion on the San Diego real estate market is a continued decline into spring or summer, at which point the market will stabilize and start to improve.

San Diego California resale single family home appreciation In the table below, looked at selected high value ($750,000 & up) home areas in San Diego that had 15 or more closed resales in 2007.
It seems that the San Diego upper value single family home resale market is doing quite well. I'll detail here what I think is going to be one of the most significant issues affecting the San Diego market.  This is the issue of the tighter mortgage qualifying guidelines on prices.  This will be an issue in two different ways.
1) The issue will impact the number of properties on the market.  In August the MLS reported approximately 1850 closed sales.  At the same time, there were over 4800 NODs (notice of default) filed in August.  That means that there were over twice as many NODs as closed sales.  If you extrapolate even just a little bit, you … (5 comments)

Thinking of selling your San Diego home? Should you sell now or wait? Who really knows? The only thing I can assure my clients of, is I will get them the best possible price, buying or selling for the current market time. Where market is going, is pure speculation
