reno homes: Investors With Cash Place Downward Pressure on Home Prices - 01/25/12 03:22 PM

Homebuyers with enough cash in hand to cover their offer price in full are able to bid significantly lower on properties and according to a new industry report released Monday, because they offer a shorter and more reliable closing timeline without the impediments of a mortgage, appaisal, underwriting time, they often win out with that lower bid.

Also, we have seen only moderate fluctuations in median price for the past seven months. With the majority of new listings entering the market at the under $150,000 and a majority of sales occuring in this same price range, we are cautiously optimistic that prices are at the bottom. Distressed homeowners in Nevada were given several key protections in the last legislative session, with one new law potentially spelling trouble for banks guilty of sloppy record keeping while selling mortgage notes to investors.
The new measures include protections against unscrupulous debt buyers who "double dip" by buying mortgage notes for pennies on the dollar and then turn around to collect debt from borrowers for the note's original amount.
Stricter documentation reqirements also means banks must show actual proof of ownership before being allowed to complete a foreclosure sale.
The new laws are welcome relief for borrowers frustrated by a … (0 comments)

reno homes: Reno Farmers's Market Roasted NM Green Chiles - 10/02/10 05:53 PM

Every Saturday from mid-June to mid-October, I look forward to the downtown Reno Farmer's Market.  All of my favorite vendors are there, the sweet corn guy, the strawberry man, the red grape man and Tim from Amber Oaks with his berries, figs, apples and tomatoes.
The very last downtown Reno Farmer's Market is always my favorite.  The folks who come all the way from Hatch, NM with the green chiles and their roaster make it special.  Green chiles by the burlap bag are loaded into the roaster and the fire is lit.  The aroma is irrestible, people actually stand around … (1 comments)
