Santa Claus will be visiting Buckland Station at Fort Churchill State Historic Park December 17th and 18th! Everyone is invited to attend and have pictures taken with Santa. Pictures will be taken by local photographer and Fort Churchill Artist in Residence, Richard Massey. Children waiting in line for pictures will be able to make a small Christmas ornament to take home. The Nevada Department of Transportation (NDOT) will conduct a public information meeting to provide information and receive input on the USA Parkway Project, a proposed north-south transportation link between Interstate 80 (I-80) and U.S. Route 50 (US 50) in Storey and Lyon Counties. Silver Springs is the place to live if you want wide open spaces, views, recreational activities and living next to the wild Mustangs of Nevada. In the photo, the filly is watching the adults wade through the water, I guess she is not too sure about puddles yet? August resale of homes in Silver Springs is nothing to wade in the water about, but it's not drying up yet! There were no stick built homes sold in the month of August. Silver Springs is still avoiding the massive foreclosures and short sales that are happening in neighboring communities. Hopefully, Silver Springs can dodge the bullet! July had two sales in the stick built homes. One was a bank-owned that was listed for $123,000 and sold for $113,000. The other was a regular owner/investor sale, listed at $182,000 and sold for $175,000 (my listing). Secretary of Housing, Shaun Donovan reported on Tuesday that the Federal Housing Administration is working on a policy that will allow FHA approved lenders, HUD approved nonprofits and state and local housing finance agencies to "monetize" the tax credit through short-term bridge loans. First-time home buyers will soon be able to access their $8000 federal tax credit when closing on a home through a short-term bridge loan that will cover their down payment on FHA-backed loans. Rural, lots of land available and right in the middle of Fallon, Fernley, Carson City and the new highway coming right towards it. For March of 2009: 2 stick built homes were sold, #1 list price $99,900, sold for $97,000 @$74.39 sq.ft. The Stimulus Bill has made some major modifications to the original proposed homebuyer tax credit, see below. The major changes are in italics. Home prices in Fernley, Fallon and Silver Springs are very affordable and in some cases the cost of monthly homeownership would be less than a monthly rent payment.
