Looking for a bargain in Port Townsend?  There are 4  lender owned homes in the area around Port Townsend under $200,000.  Priced form $78,000 to $149,000 all are on standard sized lots, 5000 sf or more.  All need work, like paint carpet, and carpentry repairs, some more than others.  All will probably have a monthly payment that would be less than rent.  Centrally located, near transportation, shopping and schools.

It has to happen once in a while, right?  I just closed a very satisfying transaction with a first time  buyer who was delightful to work with.  He was buying his first home at the age of 22, had all his ducks in a row when he walked in my office.  Lender and loan app already squared away, good down payment, excellent credit,  and a clear idea of what he wanted.  Wow!

Port Townsend real estate  stats tell a confusing story of what is still  very much a buyer's market. 
This graph below  shows:  listings are down by 4.4% over same quarter last year, sales are up by 57.5%,and pending sales (currently in escrow) are up by 36%.  Ave.  price per sq. ft. is about the same, DOM are dn. by 2.7%.  Most of this tells me that last year was pretty dismal for sellers and great for buyers.

Last week I showed this home to one of my Buyer's and thought it was interesting enough to share.  I personally have never come across a home owned by a county, so presenting an offer on  this will be a first for me. 
The previous owner was growing canibus in his yard and I suspect in an attic that is quite large with very big un-characteristic skylights.  It is my recollection that this resident was warned a few times before the home was confiscated.  What I don't know is why a neighboring county owns this home, and not our county … (4 comments)

In the category of Port Townsend's most interesting real estate, the Eisenbeis Building also know as the Cracker Factory Building was built in 1889.  (Crackers were baked in building attached.)  Located in Port Townsend's original town-site on bustling Water Street the building was occupied by Delmonico's Hotel and Restaurant, and then later became the home of Olympic Hardware.  I believe the hardware store started in the 50's or 60's and I have been told that up on the 3rd floor you could find any part or gizmo you ever dreamed of.
