Today, sellers want top dollar for their homes and often not all buyers want to pay their price. I can't say that I blame either one of them. But, you can bet there’s someone out there that is willing to pay more than you for a house. The real estate market is cyclical, so it’s ever changing. We’re always adapting and changing with it. When the inventory is low, prices increase. And, we end up in multiple offer situations with several buyers going after the same house. When purchasing a house in Florida, the buyer takes possession of the property on closing day. Closing day is when the buyer and seller sign all of the necessary documents and exchange money in the purchase of the property. Both parties can sign at the same time, at the same closing table. Or, they may sign their documents separately, at a different closing table, at different times, depending on scheduling and the complexities of the transaction. Well, it’s official, Walt Disney World ticket prices increased this past weekend. Single day passes at the Magic Kingdom increased from $99 to $105. Disney’s Animal Kingdom, Disney’s Hollywood Studios and Epcot increased from $95 to $97. Annual passes increased from $634 to $654. A Premium Annual Pass will now be $779. As a landlord, I am often asked the question...do I rent to tenants with a short sale, foreclosure or a bankruptcy? And often times people are shocked at my response... Every tenant should be looked at on an individual basis. What is the reason for the short sale, foreclosure or bankruptcy? Did they get caught up in the sub prime mortgage mess and their taxes, insurance and interest rate adjusted up? I know many people that were comfortable and able to pay their mortgage payments until their payments skyrocketed.

Last week I was out showing houses to out of town buyers. We looked at houses for three days, and I'm pretty sure we saw about 25 properties by the time the last day rolled around. The buyers had narrowed the selection down to their final three. They were trying to make a decision on which house they wanted to buy: the house that suited their wants and their needs. I recommended we go back and look at all three of them again.

Yesterday, I went to meet a prospective tenant at a rental I have listed. We toured the property as the tenant asked several questions.
