In the current market we are finding more and more lenders that are encouraging homeowners to short sale their homes.
Why? If you cannot bring your mortgage current, then the only other alternative for the lender is to accept a deed in lieu or foreclose.
Most lenders will not approve a deed in lieu unless the homeowner has first attempted a short sale.  If you have equity, then that would be attempted to sell through the MLS (multiple listing service).

Real estate is on everyones mind.  Sellers that are current on their mortgage are having to compete with foreclosures and sellers that are behind on their mortgage don't know what to do.  It's all very frustrating and can lead to indecision for home owners.
