buyers: Yes, I Am Working Today - 05/24/15 12:31 AM
Yes, I Am Working Today

In the business of real estate we must take our down time when we can.  San Jose and the surrounding bay area has been experiencing some very cool fall-like weather.  I am just loving it.
Friday afternoon I just felt like doing nothing.  I wanted to kick back and read a book and/or get a massage.  I posted this on Facebook and much to my surprise, I was not alone.
Five people had either just had a massage or just booked a massage. Some said they read a book or were making chili (remember the cool fall-like weather). … (33 comments)

buyers: What is your Seller’s Bottom Line? (Are you for real?) - 09/08/08 11:15 AM
I received a call from a buyer's agent this morning. This agent was the first to arrive with her clients at the open house on Saturday which was the day the home went on the market. The home was priced low to generate lots of interest. It is not a short sale - and the home was newly renovated. The following conversation ensued:
Buyer Agent:  Have you had any offers?
Listing Agent: No we have not - there certainly was a lot of activity this weekend and a lot of interest - does your client want to make an offer?
Buyer Agent: Yes, my … (14 comments)

When is enough ~ ENOUGH?
I have never been fired by a client. Several of my past clients did fire agents who worked for them prior to coming to me. As we all know a buyers and/or sellers reasons for "firing" their agent are unlimited.  When do we as agents decide to fire a client?
Buyers and Sellers are well within their rights to say "NO" (or any variation of the meaning of no and believe me ... whew ... I have heard many - some I can't repeat) to any price or term that is not acceptable to them. No I will … (10 comments)

As of August 1, 2008 home sellers are no longer required to provide to home buyers the Seller's Affidavit of Nonforeign Status, which includes the seller's social security numbers.
As a real estate agent I have NEVER provided a seller's social security number to a buyer. My practice has always been to blacken out the social security number before the FIRPTA was released to a buyer as part of the seller disclosures.
Only the protected copy of the FIRPTA was made available to the buyer. If a buyer's agent asked me … (4 comments)

buyers: How to Get Every Dollar You Deserve ... by Getting the Full Value For Your House! - 07/05/08 05:39 PM
The ability to reap additional profits on the sale of your property can be accomplished easily enough if you make the right improvements. Many changes can provide the prospective buyer with enhanced feelings about your home. Feelings of more space, more light, more rooms, more closet space, greater privacy, warmth and security. Basic, simple and inexpensive improvements can provide an improved emotional response in a potential buyer.
An example could be something as small as a crack in the paint on a wall. Simply by applying some plaster and touch up paint, you eliminated what may be an unstated concern that your … (13 comments)
