January 2023 begins my 21st year in real estate. Although I already had a broker license, in January 2012, I ventured out on my own as an independent real estate broker. There were many reasons I decided to become an independent real estate broker. Among them was the expectation that as an affiliate broker with a Big Box Brokerage, I was expected to do things that my moral and ethical compass would not do. The February 2021 Santa Clara County probate homes sales activity report is published. The data consists of properties sold in probate and homes sold in trusts. There were no conservatorship sales in the month of November. This report is presented by Certified Probate Real Estate Specialist, Kathleen Daniels, Broker-Owner of NeedProbateHelp which provides probate real estate services.
While cases are moving through the court, the increase in court backlog due to COVID-19 and state budget cuts is creating hardship for many probate estates. The Probate Court is acutely and painfully aware that there are significant backlogs. Let us look at a snapshot (0 comments)

The Santa Clara County probate sales activity report for June 2019 is published. The data consists of homes sold in probate and homes sold in trusts. There are no conservatorship sales in the month of June. The data in our report includes single-family homes, condominiums, and townhouses and may not include "off-market" sales. An off-market sale is when the home is not offered to the general public on the Multiple Listing Service ("MLS").

We are asked to share a transaction that was special to us - what we LOVED about it and share what we learned from the transaction without compromising confidentiality. When I read the contest rules there were several transactions that came immediately to my mind. The first transaction I shared is: What's not to love about working with past clients. The second transaction I shared is attending a Celebration of Life. When a Clients' Needs Extend Beyond Real Estate I worked with clients that shared some deeply personal issues they were experiencing with family. They did not know what to do. The spring market is not necessarily Kathleen Daniels' busiest time of the year. It could be said that the San Jose Silicon Valley Real Estate Market is almost always a “spring market”, not just in terms of the spring-like weather we enjoy during the winter months, but because Kathleen Daniels, lists homes for sale, and helps buyers at a steady pace all year round.
