Number One:  Follow the Listing Agent's Instructions.  Do not ignore them ... follow them to the letter!  Provide everything the listing agent asks to provide with the offer.  In my San Jose Homes and Silicon Valley real estate market that always includes a lender approval letter and proof of funds, at a minimum. When I get to write a post like this one it reminds me of why I do what I do and why I love what I do.  In the end it all boils down to HELPING PEOPLE. 
 
I truly love to help people.  
It is true - I am paid for what I do. I certainly deserve to be paid for my work. I am a small business owner not a non-profit charitable organization.  
As an Independent San Jose Real Estate Broker I do give regularly to charitable organizations that help people and pets. 
 
It all brings me much happiness and joy.

The escrow officer called me at 11:00am on Friday, January 22, 2016 and notified me that "we are on record."  That means, the buyers, my clients, are now the legal title holders of their San Jose Home AND they have the right to take possession of their new home.
 
Sounds reasonable - right?

Ironically, the people are also what I do not like about listing and selling San Jose homes.  People are people. Most people are kind, caring, and compassionate ... and some are not.

What is a Blind Recommended List Price? 
When a San Jose home seller asks for a recommended list price without providing any information about the property except for what we can get from public records and glean from looking at the exterior of the home.
 
 
I mean no disrespect.  I don't know what water cooler these folks are drinking from but my sense is that the water they are drinking may be causing mind altering effects.

When my clients said to me "The agent was a real douche" my first thought was Art Linkletter's show, Kids Say the Darndest Things had nothing on real estate agents. Kids say the darndest things out of innocence. Therein lies the difference. Real estate agents are not kids; they are supposed to be trained professionals not douche bags.

The word "speed" can conjure many different things.
 
Last  week I met with 3 different General Contractors to get an estimate for some work a seller wants done on their San Jose Home before it is listed for sale.
 
Contractor #1:  Called me 30 minutes before our confirmed appointment and said:  "Are you coming? Are you going to be here?  I said yes, we are confirmed to meet at 11am.  He said, well I am here now. I will wait for you.  Great. I am on my way.

I was first contacted by a San Jose home owner in August 2013.  The homeowner was considering a short sale. The property was excluded from the bankruptcy. When I asked why the property was not included in the bankruptcy the response was "I'm just going to let it go to foreclosure."
After several phone calls and many hours of consultative time I never heard form the owner again.

To vet a buyer means to verify or check for validity, authenticity and accuracy.

At the end of a long day I stopped at a local restaurant to get dinner to go.
Prior to entering the restaurant, I opened my wallet and counted my money.  I counted four $20 bills, one $10 bill, and several $1.00 bills.  While it is not uncommon for me to carry $100 bills in my wallet, I typically do not. I certainly did not have a $100 bill in my wallet last night.

That is certainly the million dollar question in the hot sellers market we are experiencing in San Jose and surrounding bay area communities.
I was up at the crack of dawn this morning to prepare an offer for my clients.  Offer deadline is today at 12 noon.  Offer is in and receipt is acknowledged. Will the offer be high enough to win in the multiple offer situation?
