Home prices are rising three to four times faster than wages. In San Diego, the Median Sales Price was up 7.0% to $551,000 for Detached homes and 4.0% to $360,000 for Attached homes over March last year.
While skyrocketing prices have sparked some talk that the housing market could be approaching bubble territory, Lawrence Yun, chief economist for the National Association of REALTORS®, does not believe we are entering a New Housing Bubble in his latest column at Forbes.com.
“The suggestion of a new bubble is misplaced, because three major items are left out when looking at the current housing market trends.” Yun writes.

This low housing inventory environment is not projected to go away any time soon. According to the latest report from San Diego Association of Realtors, in San Diego County, inventory levels were down 18.8 percent in February 2016. The property type that lost the least inventory was the Single-Family Homes segment, where it decreased 16.2 percent. That amounts to 2.2 months supply for Single-Family Homes and 1.6 months supply for Condos – Townhomes.

Inventory of Lender-Mediated (foreclosure) Properties in the San Diego area are continuing to steadily decline.
Lender-mediated New Listings in January 2016 decreased 20.0 percent to 473. Meanwhile Traditional New Listings decreased 4.3 percent to 3,429.
Lender-mediated Closed Sales were down 17.4 percent to 266.
Days on Market decreased 34.6 percent for Detached Foreclosure homes, 26.5 percent for attached Foreclosure homes.
 
 
Foreclosure properties tend to stay on market longer then traditional sales. Days on market for all Foreclosure properties was 55 days compared to 40 days for traditional sales. Fannie Mae's third quarter 2015 Mortgage Lender Sentiment Survey™ reveals that more lenders report easing of mortgage lending standards across all loan types. Great news for home buyers.
For example, recently Chase Bank eased the lending requirements for its jumbo mortgages, which tend to be loans in excess of $417,000 in many markets and $625,500 in more expensive areas. A potential buyer now only needs a credit score of 680 and a 15% down payment to qualify for a maximum loan amount of $3 million for a primary-residence home.
