I wanted to shed some light on real estate trends in the neighborhoods surrounding where I live of Bucktown, Wicker Park, Ukrainian Village and Noble Square.  It is easy to get caught up in the real estate news du jour, but let's step back and see how these neighborhoods have performed over broader periods of time. 
First, the valuations over the last 10 years.  This chart really highlights why real estate typically isn't a short term investment. In fact, if you bought 10 years ago, values are still above 2001 pricing.

chicago: Q2 2008 Chicago Real Estate Value Trends - 08/13/08 04:53 AM
This week Zillow released their 2nd Quarter Home Value Reports, detailing what is happening with home values around the country and in the Chicago metro. 
When you look at greater Chicagoland, overall homes experienced a 7.3% year over year decline in value.  The up side to this is that if you have owned your home for more than 5 years, overall we are still up 2.3% (which is a lot better than what other US metros can say).

chicago: New Zip Code Changes in Wicker Park (60622) and Loop (60610) Chicago Neighborhoods - 07/14/08 02:02 AM
These new zip code changes are important to note if you have any property alerts set up by zip code.  If you don't update your search criteria, you could miss out on whole neighborhoods for which you were previously getting information. 
Starting July 1, 2008, 13,200 homes in 60622 and 60610 got new zip codes reassigned to them.  In 60610 (Old Town/Loop area), people living on West Chicago Ave and south of there will now be 60654.  And in 60622 (Wicker Park/Ukrainian Village/East Village area), those living east of Ashland Ave will now be 60642 (occasionally referred to as Noble Square).

If you live in Chicago, you know street festivals in the summer are HUGE here.  Almost every weekend you can visit a different neighborhood's festival, hear good music, drink cold beverages and just enjoy being outside.

Tomorrow I am off on vacation for 2 weeks to visit Thailand!  I can't wait.  We are spending a few days in Bangkok and then heading to Phuket for a week.  Thank you to all the AR's who have sent me pictures and tips to help prepare for the trip.

chicago: Chicago Tax Update - Closing By March 31 Doesn't Guarantee You'll Avoid The Tax Increase! - 03/10/08 08:40 AM
Recently Chicago home buyers got hit with a 40% increase in Transfer Stamp Tax.  After April 1, instead of paying $7.50 per $1000 when you close on a property, it will now cost you $10.50 per $1000 of the purchase price.  This new tax rate is to go into effect April 1, 2008. 
The news of this tax increase spurred some buyers to hurry up, get an offer in and close by this magic date.  Seems logical that if one were to close before April 1, one would avoid the additional $3 per $1000, right?  Not so fast, I just learned.

chicago: Chicagoans- Buy A House Before April 1 and Save Big $$$ - 02/08/08 07:21 AM
Despite attempts to block the bill by local and state Realtor organizations, the Mass Transit Tax was approved this week by the Chicago City Council. 
In Chicago, Buyers are required to pay $7.50 per $1000 of purchase price for a Real Estate Transfer Tax.  After April 1, this Transfer Tax is going to increase 40% to $10.50 per $1000.    
The latest numbers available from Zillow (Q3 2007), show the average home in Chicago sold for $242,000.  If you buy this average priced home pre-April 1, your Transfer Taxes will be $1815.  If you buy this same home post-April 1, your Transfer Taxes will … (4 comments)

The City of Chicago is pricing us out of here!  I hate to rant on a Friday, but the most recently passed legislation infuriates me to no end.

Each quarter Zillow publishes a report using the data on the site to site trends across the country.  Since I am a Chicago girl (and a Zillow employee), I wanted to highlight some interesting data the report found on the windy city metro. 
Appreciation in the Chicago metropolitan area (Chicago-Gary-Kenosha, IL-IN-WI) was relatively flat (0.94% year-over-year), which was more promising than the national average of - 0.83% YoY McHenry, Will, Du Page and Cook Counties all showed positive YoY appreciation, while Lake, Kane and De Kalb Counties depreciated year-over-year The cities of Maywood, Hometown, Countryside, Homer Glen and Burbank all showed … (0 comments)

chicago: Supra Theft leaves homeowners Supra mad - 04/02/07 11:08 AM
As you can see from my previous post, I was in Seattle last week.  It was a great week at the Zillow headquarters, getting together with the sales team and meeting the new VP of Sales. 
While I was watching TV one night, a local news story caught my attention.  Thieves were breaking open Supra boxes (which apparently isn't that hard to do), getting the keys to unoccupied homes, and stealing possessions.  Yikes!  There have been quite of few of these types of thefts in the area lately.

I was biking over the Chicago river this morning and there must have been 30 new ducklings in the water, learning how to swim (I think that is what they were).  As I kept going, I passed the Home Depot and saw their employees setting up displays of pansies, bulbs, and perennials.  With the sun at my back (note- a back not covered in a winter coat) I headed home, suddenly anxious to see how my own little garden was coming.  To my surprise, dirt that was covered in snow only last week, now has a few stems starting to spout- … (1 comments)
