This week Google announced that as of Feb 10, 2011, it will no longer display real estate listings on its Google Map pages.  In case you weren't familiar with what this looks like today, here is a screen shot:

In the blog post making this annoucement Google said, "In part due to low usage, the proliferation of excellent property-search tools on real estate websites, and the infrastructure challenge posed by the impending retirement of the Google Base API (used by listing providers to submit listings), we've decided to discontinue the real estate feature within Google Maps...".

listing syndication: Stale Listings On Zillow - Would Love Your Input Please - 09/09/10 05:50 AM
Ok, Active Rainers, I would LOVE some input here to address the serious issue of properties on Zillow being marketing as For Sale, but are really Sold or Expired.   
Some background:  Very often we'll get a single listing from multiple data sources (for example: a broker,a mls, postlets and a virtual tour company).  Right now we have trumping logic to know which data to use as the source, it goes: agent entry, broker feed, mls feed (including Listhub) and then syndication services.

listing syndication: Huge Disadvantage When Marketing Properties As 'Do Not Display Address' - 05/04/10 04:10 AM
The two big reasons I've heard agents market properties this way is 1) a marketing tactic to generate more calls and 2) at a seller's request for privacy or fear of theft.  There is now data to support that you will actually get more contacts if you do show the address.  Hopefully this data will fuel the seller's desire to get the home sold and overcome their security fears.  
It was found that properties which DO display receive 6 TIMES the page views that properties that hid the address.  Further, properties with the address displayed also recieved 6 TIMES the inquires.

listing syndication: Featured Listings on Zillow - Major Change To The Site Starting Today - 12/15/09 01:11 AM
There are two big product changes on Zillow today.  The first is the addition of Rentals to the site, which I blogged about here.  We are very excited to now have this functionality available to both Agents and home shoppers. 
The second change has to do with listings that are manually added to the site, or don't come to Zillow via an automated feed.  If you are one of the few who do this, please pay close attention to this post.

listing syndication: Why Are My Listings Not Appearing On Zillow? - 10/22/09 02:34 AM
I often get emails asking this question, and usually the answer is one of these three reasons:
1)      When creating an account on Zillow, it is essential that the agent register as a professional, not a standard user.  When we get a listing feed, we match the email address on the listing with the email address on the profile.  The reason we wouldn't post this listing online is that a standard user can't represent home that has a listing agent.  So if listings aren't online, first make sure it is a professional account that has been created, and not a standard … (6 comments)

Anyone in advertising will tell you that is in important to track where your leads are coming from- a task that is sometimes easier said then done.  ListHub recently commissioned a white paper to try to tackly this task,and figure out which web channels they distribute to, are providing the best results.

There is now one less place to upload your listings for free.  Last week the Edgeio, an online listing service, made the decision to cease operations. 
The company had raised $5 Million since its inception in 2005, which apparently didn't buy them enough time to tum a profit. 
What lessons can be learned from this unfortunate fate?  For one thing, while listings are valuable content, it takes a whole lot more than listings to build a profitable and highly-trafficked real estate website.

Awhile ago, we at Zillow announced that we would soon have a way for Brokers to mass upload listings to our site, verses the one-by-one upload process that is in place today.  After many late nights for our developers, we are almost there! 
This week our first, inaugural partner was announced- ERA Real Estate! 
What does this mean for ERA agents? 
Each day more than 80,000 ERA listings will be automatically uploaded and updated on Zillow.  ERA agents will gain marketing exposure on one of the most-visited US real estate sites, which more than 4 million people each month.
