Magnolia Estates is a quaint neighborhood in Cornelius with loads of character.  From I-77, it is located off of Exit 28, which is Catawba.  Something that may appeal to many buyers is the fact that their home owners association is voluntary.  There are NO SET DUES.  This beautifully wooded subdivision consists of approximately 126 homes that were built between the late 80's and 2005.
There are currently 6 homes on the market in Magnolia Estates.  These homes average 2,197 square feet and have an average list price of $282,516, which is quite affordable for Cornelius.

Northstone is a beautiful Huntersville neighborhood consisting of approximately 964 homes that were built from 1996 up until 2005.  Northstone has a private country club that you can find more information on at www.northstoneclub.com.
There are currently 31 homes on the market in Northstone.  These homes average 2,998 square feet and have an average list price of $381,341. 
Within the past 6 months 45 homes have sold in Northstone with averages of 3,058 square feet and ONLY 54 days on the market.  That's great!!  Homes are selling for about 97% of their list price in Northstone.

 Here is a great site for all of you animal lovers. This site uses your "clicks" to generate ad revenue. That ad revenue is in turn donated to their charitable partners. Partners include organizations such as The Fund for Animals, Petfinder.com Foundation, and the North Shore Animal League. The best part is that is doesn't cost you anything. As many of you probably already know, Wicked is coming to town. Wicked is a musical detailing the untold story of the witches of Oz. Tickets went on sale last Friday and summarily sold out in just a few hours. Many people who tried to order tickets over the phone or through the Internet found the systems jammed. Here is another great list that I found. It is called "101 things to do in Charlotte." It is basically a list of everything that you should make time to check out at least once if you live in the Charlotte area. It includes things such as a visit to the US National Whitewater Center, a trip to the Lazy 5 Ranch, and catching a Charlotte Bobcats game. There is truly something for everyone. Yesterday, I took my first ride on the Charlotte Light Rail.  My husband and I decided that it would be a fun little outing for our nephews, ages 2 and 4.  We were right!  They liked the train ride better than most of the things that we do with them that actually cost money.  There was no charge for them since they were under five.  We drove down to the southern most stop off of I-485 and rode the light rail to Uptown Charlotte.  The light rail was quite busy for a Saturday, we actually didn't even get a seat, which … (4 comments)

Can you say buyers market? I can't believe the incentives that builders are offering to unload their inventory homes before the end of the fiscal year!  Plasma TV's, thousands of dollars in closings cost assistance, very large discounts off of the orginal list price, and bigger, better agent bonuses and commissions than ever before.  Some builders must be losing money on their homes at the prices that they are "giving them away" for in Charlotte.  Of course, I understand that these deals typically come about at this time of the year, but this seems a little more excessive than in years … (5 comments)

I live in Monteith Place in Huntersville.  My husband and I were the first residents nearly three and a half years ago.  The homes are priced in the low $200,000's which makes it very affordable to get a great quality home in an awesome location!  As a real estate broker for Keller Williams Realty, I have recently sold three homes in Monteith Place that all sold rather quickly, each under the average days on market for the area.  The neighborhood appeals to people for so many reasons aside from the aesthetics of the tree lined streets and quaint exterior construction of the homes.  It … (2 comments)

Were you one of the more than 100,000 passengers to hop aboard the Charlotte light rail over the weekend?  If you were, I hope you enjoyed the free ride.  Starting Monday, you had to pay for your ticket if you took a ride on the rail.  One-way tickets cost $1.30, one-day passes $4, seven-day passes $13, which in my opinion is well worth it if it allows you to bypass some traffic on the interstates.
