foreclosures: Cash For Keys. What Do I Have To Do To Get the Money? - 03/17/12 06:50 AM
If you are a homeowner, whose home has gone into foreclosure, you may be fortunate enough to receive a 'cash for keys' offer from your lender.  What the offer and your agreement means is that the bank will let you stay in the home for a few weeks, perhaps a month, if you will leave the home 'broom clean' when you leave.    On the agreed upon move-out date, after meeting with their representatives who inspect the house and confirm the clean house, you get a check.   When cleaning your home, remember to: Empty all closets, bathroom cabinets, kitchen cabinets. Clean out attic, garage, and under … (3 comments)

foreclosures: Let's hear it for Zillow! - 08/25/11 03:28 PM
A foreclosure in my neighborhood was recently auctioned online, and sold.
I did not know what the selling price was, as I was out of town the day the bidding closed.
It's been about a month, time enough to close, and I emailed the auction company this week to find out the sales price.
They wouldn't tell me, just that it had funded.  They suggested that I can ask my Register of Deeds about the selling price.
A possible buyer for the property emailed me today and asked about the selling price.  I emailed him the above information; basically, that the sales price is … (0 comments)

foreclosures: Tennessee Lawmakers Vote To Reduce Public Foreclosure Notices - 05/18/11 08:59 AM
The bill, is sponsored by Republican Rep. Jimmy Matlock of Lenoir City TN.
Matlock said the measure would reduce the amount of technical information required in the notices, reducing the average newspaper notice by 25 percent. Notices would also have to run twice instead of the current requirement of three times.I presume sellers don't check the newspaper every day to see if their home is there, as they know when they are making late payments or NO payments, but still it does seem like it is getting a little easier for  banks to foreclose.

foreclosures: Work at home? You might be illegal in Nashville, Davidson Co, TN right now. - 05/17/11 08:12 AM
Are you seeing a lot of home offices as you show properties? I am, and I have found that most buyers want space for a home office. Reality is that there are many home offices, even among Realtors, where in the real estate world at least 90% of buyers start their home search online, rather than dropping into a real estate office.
Nashville, Davidson County, TN is contemplating a change in the 'work at home' ordinance. Below is info on a workshop for more discussion and more information.  Click here to read from the Nashville Tennessean on the topic.

foreclosures: Sad Sign Of The Season - 05/13/11 03:12 PM
In the winter months, everybody's grass is dead. If someone leaves their home, the grass stays the same. If you drive by the home only occasionally, you might not notice anything unusual.
In the early spring, grass starts to grow fast, and some homeowners just can't get to it quickly enough so a lot of lawns in a neighborhood are shaggy with clover and new grass. Some are cut, some are not. And about the time you cut it, it is time to cut again with all the rain. So 'shaggy' is the norm.
But after a few weeks with NO cutting, … (4 comments)

foreclosures: A funny thing happened on the interstate..... - 03/15/11 02:11 PM
I answered a call on my cell phone and a roofing company was calling.  They asked if they could send me their card and contact information.
"Sure," I said, "I'd be glad to keep your information. Send it to me."
A few days later I get a call from the FED EX man who said that he had an envelope that I need to sign for.  This roofing company had sent their information and required me to sign for it! Grrrr. It so happens that we have a very small office, and meet clients there by appointment only.  We have been taking care of properties … (7 comments)

foreclosures: Shine! Wherever you are. Anticipate amazing results. - 03/15/11 05:28 AM
I talked to a young buyer prospect yesterday who favorably impressed me. We talked about her employment and I found out that she has only been at her job a few months.  I told her that she may not have long enough employment to qualify for a mortgage, but we would let our reputable lender decide for sure after their talk.   She went on to say that she is under-employed (we have heard that a lot, haven't we? And it is so true).  But, she said, she is confident that she can more forward in her career, that it is not easy … (1 comments)

Nashville TN is an exciting city with many things to do. There are many restaurants, several colleges and universities, and sports. Sports include professional football (Titans), hockey (Predators), and baseball (Nashville Sounds). A special niche is seniors who want to downsize. We can talk to you confidentially and share knowledge and ideas on how to proceed. We have a network of cleaners, painters, gardeners, and handy people. We never rush our clients to make a decision, as we work on your schedule, not ours. We can refer you to private lenders, mortgage lenders, and other vendors in the area. And, of course, we never accept a fee for the referral to a vendor or lender. Even though vendors come highly recommended to us, or we have had personal experience with their work, you should always interview them and get other references and come to your own comfort level with them before contracting.
