When selecting your next tenant, consider way more than a credit score… As a property manager in Santa Rosa, CA, I am dedicated to finding the best possible tenants for my property owners. Since the market has become so active, new rules are evolving that were not evident in the recent past. Here’s just 6 of them: Rule 1: Don’t put as much weight on the credit score. Property Managers have enormous exposure to liability suits. This was pointed out ever so clearly by Vicki Gaskill, former President of the National Association of Residential Property Managers (http//:www:NARPM.com). The stories managers tell make your hair stand on end. So, for every challenge there is a solution. Call your Insurance Broker and ask questions about your coverage. Do you have enough, what is left out? We are advised to have a minimum of 2 mil in liability, and ask owners of the property you manage to put you on as "Additional Insured". New Year's Resolutions: Santa Rosa Property Manager Ah yes, that time of year again. Here's my list: 1. Answer the phone with a smile on your face (and love in your heart?) 2. Be helpful to ALL no matter what. (Yes, even though they ask stupid questions and you want to scream) 3. Assume everyone is telling you the truth; Big One! 4. Know that: All is right in the Universe and you will be Prosperous in 2011, (no matter what the naysayers would have you believe. LIFE is GOOD.)
