property manager: It's Not Just About the Credit Score... - 05/29/11 05:44 AM
When selecting your next tenant, consider way more than a credit score… As a property manager in Santa Rosa, CA, I am dedicated to finding the best possible tenants for my property owners. Since the market has become so active, new rules are evolving that were not evident in the recent past. Here’s just 6 of them: Rule 1: Don’t put as much weight on the credit score. Consider the content of the report. What are the liabilities? What is the current debt ratio to income? Rule 2: Talk to the past two landlords if possible. The current landlord may be … (3 comments)

property manager: Earn Extra Money Without Even Trying! - 04/09/11 04:11 AM
Got a listing that isn't getting any action?
Seller doesn't want to reduce the price?
Call me. I'll rent it out professionally. Your seller will be so pleased.
I guarantee you will be the first to know when that seller wants to sell again. And you'll get a nice referral fee in the bargain.

property manager: Risk Management Class: NARPM Convention: Property Managers Beware! - 03/25/11 02:22 PM
Property Managers have enormous exposure to liability suits. This was pointed out ever so clearly by Vicki Gaskill, former President of the National Association of Residential Property Managers (http//:www:NARPM.com). The stories managers tell make your hair stand on end. So, for every challenge there is a solution. Call your Insurance Broker and ask questions about your coverage. Do you have enough, what is left out? We are advised to have a minimum of 2 mil in liability, and ask owners of the property you manage to put you on as "Additional Insured". It doesn't cost them anything. But some carriers just … (4 comments)

4. Know that: All is right in the Universe and you will be Prosperous in 2011, (no matter what the naysayers would have you believe. LIFE is GOOD.)

Santa Rosa CA Property Manager pays referrals to agents
I am a newbie in AR. I have done a search for Property Management and have come up with zip. Can someone tell me how to find other property managers on this site? Or should we start our own group? It's a perfect fit for agents to know about us because, I don't know about you, but I pay a 20% referral fee to any agent who directs a property owner my way and I protect his/her client relationship. In today's market I find a lot of agents who are glad to … (2 comments)

property manager: Any Real Estate Attorneys Out There Who Can Answer this Question? - 11/12/10 03:23 AM
Troublesome Pothead Wants His Money
I am a Property Manager in Santa Rosa, CA. Why is there such a HUGE gap between the financial community, real estate agents and property managers. It seems we should be working closer together during these difficult times, don't you think?
I have a tenant in a Single Family house who did not pay Oct rent because the house has been taken back by GMAC (who gave it back to Fannie Mae). He felt that he shouldn't pay rent to anyone because the bank owns it. I have tried to contact the owner who lives in Belgium...but … (2 comments)
