While the estimated inventory has gone up to 17 months based on the number of closings over the past 3 months you can see there is a large increase in condos that are under contract. This is a very good sign that the amount of inventory will be reduced over the next couple of months. If this trend continues you will see homes selling faster and for higher prices. This will mean less closings over the next 2 months and an increase in teh months of inventory. We will watch this as it could be a sign of a slowing market. The market has continued to slow a little over the past 2 months and we are now up to a 15 month inventory. The next month or two will remain slow, but the spring market should help clear out some of the inventory. The single family market in Schaumburg, IL has slowed in the last few months. There has been a 4 month increase in inventory in just the last month. The main reason for this is a very large decrease in closed homes over the last 90 days. This was expected as in last months update there was a very large decrease in homes under contract. Currently on the Market: 241 Currently Under Contract: 35 **huge reduction from last month** Closed in the last 90 Days: 74 Est. Inventory: 10 Months Lowest Price: $259,000 Highest Price: $1,250,000While the estimated inventory is lower based on the closings for the last 3 months the number that really stands out is "Currently Under Contract". Metra is pushing forward with trying to get federal New Start grants to pay for planning and developing the rail service. This $1.1 billion project is still at least 8-10 years out before commuters will be able to take their first train ride from the northwest and southwest suburbs. The proposed STAR Line route would run from O'Hare International Airport along the Northwest Tollway with stops in Des Plaines, Elk Grove Village, Arlington Heights, Rolling Meadows, Schaumburg and Hoffman Estates. The Village of Schumaburg wants a new census done. The village has requested the Census Bureau conduct a special census in Schaumburg, targeting only the new developments in town such as Lion's Gate, Olde Towne Rowhouses, The Cloisters, along with several others. They feel that the U.S. Census Bureau bases its estimates on factors from the last complete census, taken in 2000, and that residents of new housing developments have not been included. Here is a quick update as of 07/05/06 for Schaumburg, IL attached housing market. This includes condos, town homes, manor homes, quads, and coach homes. Homes listed - 368 Under Contract - 98 Closed in the last 90 days - 154 If it takes 90 days for 154 homes to sell then we have 215 days of inventory on the market today. That means if nothing new is added and home sales stayed the same as the last 90 days that it would take over a half year to sell every home that is currently listed. Here is a quick update as of 07/05/06 for Schaumburg, IL single family homes. Homes listed - 232 Under Contract - 50 Closed in the last 90 days - 66 If it takes 90 days for 66 homes to sell then we have 316 days of inventory on the market today. That means if nothing new is added and home sales stayed the same as the last 90 days that it would take about a year to sell every home that is currently listed. As of 6/27 there are 103 condos on the market with a price range of $100,000 up to $284,900. These condos range in size from a studio up to a 3 bedroom 2 bath condo with a garage. There are also 190 townhouses onthe market with a price range of $155,000 up to $729,900. These range from a 2 bedroom townhome up to a luxury 2 bedroom 3 and 1/2 bath townhome with almost 3,000sq feet of living space.
