Showings Before and After Tax Credits in the Cincinnati Ohio Marketplace. This graph shows the % of homes that had a showing that week. For example, week 15 in 2009, 55.7% of the homes on the market had a showing that week.

For reference, week 17 is week ending April 25. Week 19 is week ending May 9 and the last week (22)shown the end of May. Showings in 2010 have dropped off significantly since the tax credits have ended. Hopefully this is temporary and we will soon see a positive bounce.

First Time Home Buyers percentage of the Real Estate Market
The percentage of homes that were sold to First Time Home Buyers has increased to 47% nationally. Locally in the Cincinnati market we were at 40% for First Time Home Buyers.

Normally the national market numbers come in around 40% of the sales are first time home buyers.

 The West region lead the nation in percentage of first time home buyers with 51%. Even though the Midwest came in at 48%, the Cincinnati market had 40%of it's sales in 2009 attributed to First Time Home Buyers.

$8,000 Tax Credit Extension, Time is Running Out. April 30, 2010 is the deadline for the $8,000 first time home buyer tax credit. Many have asked will it be extended, according to the NAR (National Association of Realtors), not likely. Some of the qualifcations needed:
Couples earning as much as $225,000 a year and individuals earning up to $125,000 would qualify First Time Homebuyers who sign a contract by April 30, 2010, and close by June 30, 2010 Tax credit not applicable for those buying homes worth more than $800,000 First Time Home Buyers that have not owned their primary residence in … (4 comments)

first time buyers: New Listings and Pendings, every one stayed home until today. - 02/17/10 06:48 AM
With all the snow we had, it appears all the REALTORS® took a 4 day weekend. Look at all the New Listings and Pendings. This is ALOT and my guess is this is from the snow.
Nobody showed the homes, all the work that was handled and waiting to be turned in over the weekend, didn't make it on Monday as is normal. The snow hit and EVERYONE stayed home. Today the roads are clear again and the Real Estate market is back in business.

In the past 6 months of Real Estate Activity, there have 13 homes that have sold in Four Bridges subdivision. The average sale price was $434,636 and the average Days on Market for these 13 homes was 78. The average Days on Market for the entire Cincinnati MLS was 84.

The First Time Home Buyer's Tax Credit is $8,000 and ends April 30, 2010. You must close by June 30 2010.
To Qualify you must:

The number of homes Sold in the Cincinnati MLS in 2009 was VERY close to the number sold in 2008.
2009 18,826 Residential Sales
2008 18,808 Residential Sales
We were on pace to have more like 17,600 for 2009. But once the tax credit kicked in, it did spur sales. It spurred sales for first time home buyers. We were at 47% for first time home buyers. This is an unusually high number.
The number of homes sold for November 2009 jumped up over 400 more than November 2008. This is the month the Tax Credit was supposed to end. … (2 comments)

We finally closed on this short sale this week after 5 months. Short sales do take longer, but this one shouldn't have taken this long.
This home was placed on the market in July of 2008. The seller wanted to start at a price higher that the market suggested, big surprise, but they did have most of the interior of the home painted as I had requested.
