witt fogleman: Bedford County Real Estate - 05/14/14 09:47 PM
Bedford County Real Estate
Bedford County is one of the larger counties in Virginia and the county seat is the Town of Bedford. The Blue Ridge Mountains with the Blue Ridge Parkway is the North border and Smith Mountain Lake Borders the South side of Bedford County. The City of Lynchburg is just east of Bedford and Roanoke is west.
Bedford can be separated into areas. Forest is one of the up and coming areas. it has seen much growth over the last 10 years and is a destination unto its self. Forest VA sits in the eastern portion of Bedford … (0 comments)

witt fogleman: What does the merging of the Truilia / ActiveRain websites mean? - 04/09/14 08:10 AM
What does the merging of the Truilia / ActiveRain websites mean?
Ok, I admit. I dont always like change. I am not surprised by the move (and its short notice). In truth there has been rumors and foreshadowing for some time. Maybe I am getting old, cause for a techy guy I am not excited about change. Or maybe its the changes.
One concern I have is Active Rain is now a subdomain, which means our posts will boost the SEO of Truilia. Which is great for them but hurts the agents as we try to become number one in SEO.

Mistakes Sellers Make - Hiring the Wrong Agent
We have all seen it, the big colonial home on the hill or the cute as a button ranch house that the "wrong agent" somehow ended up listing. You know the agent...the one who never answers their phone, has another job that constantly keeps them away, is shady, doesn't follow-up, throws a sign in the yard … (1 comments)

witt fogleman: Mistakes when selling your in Lynchburg VA - 01/18/14 10:45 AM
Mistakes when selling in Lynchburg VA
When selling your home in Lynchburg VA, make sure to avoid some of the common mistakes home sellers make in Lynchburg VA.
Mistake Number 1. Selecting a REALTOR who is inexperienced. Its not the age of the agent or length of time they have been a REALTOR. Its about many homes have they sold. Inexperienced REALTORS do not have a marketing plan, dont know how to price the home correctly, and dont have the budget to market a home effectively.
Mistake Number 2. Not listening to your agent. You hired a REALTOR for a reason, pay attention … (1 comments)

witt fogleman: Why Should the Seller Pay The Buyer’s Closing Cost? - 01/14/14 08:25 AM

I couldnt agree more. The sellers only need to make sure they net the price they want! With interest rates being as low as they are currently, why not include all the costs you can into your loan?
With rate as low as they are, I advice buyers to roll the closing costs into the purchase. Lets say a buyer wants to pay $100,000 for a home but wants to include closing costs. They could pay $3,500 out of pocket or they could offer $103,500 minus closing costs of $3,500. The monthly payment would not change much but where else could … (2 comments)

witt fogleman: How to not close a loan in 6+ months with Wells Fargo - 11/21/13 08:14 PM
How to not close a loan in 6+ months with Wells Fargo
Communication is key when buying a home.  When an agent works with a vendor several times, they build a level of communication and trust. They learn to get the buyer closed faster.
Having worked with many lenders before, I see difference between them. I have seen vendors who are great at communication and other who are terrible. Some lenders are easy.. and then there is..
It started off right. The buyer had a preapproval letter in hand, was asking all the right questions.. After seeing several properties, they had … (3 comments)

Virginia, the most beautiful state in the US
Ok, I said it, Virginia is the most beautiful state in the United States, even North America. Some may say its is subjective. I say it is true. Do you enjoy sunset walks along the beach or a after dark hike in the woods with thousands of stars int he sky to light your way?  Maybe you enjoy walking the historic cobble stone streets or modern high rises. Do you enjoy fine wines or prefer fresh, clean water? Do you crave thriving urban areas with lots of nightlife or peaceful evenings with friends and family? Virginia … (1 comments)

Mega Camp Throwdown
Where you there, did you see the Mega Camp Throwdown?

Active Rain's own Bob Stewart took on IMSD's Chad Hyams in an Active Rain Style throwdown!
While I cant show you all the pictures...cause it got ugly.. here is one I can share.

So how did they do?
Very well. Like anything else, there are many different opinions on how to run a real estate business.
Bob had a great quote to the question about buying leads "He said if you have lots of money and little time then buy the leads. If you have lots … (1 comments)

witt fogleman: Its Not the Years in Business, Its The Business in Your Years! - 09/08/13 07:39 PM
Its Not the Years in Business, Its The Business in Your Years! Its impossible for a REALTOR to know everything. Laws change, new products come out, different rules in different jurisdictions. But buyers and sellers need to know if your dealing with a REALTOR who know the market and the rules.
In 2004 to 2007 the real estate business was booming. All you had to do was place a sign and sell. Then the business got tough, many agents got out of Real Estate in Lynchburg. But with the improved Real Estate market, I am seeing REALTORS in Lynchburg returning to … (43 comments)

witt fogleman: TWENTY SIMPLE SELLER "DO NOT" STATEMENTS... - 09/08/13 08:31 AM
This was written by Greg Nino, I cant agree more. If you wish to sell, review this list and make sure not to do anything listed here. When you hire a REALTOR, listen to their advice..

DO NOT:
1. Decline showings while your home is listed & then be dissapointed when your home doesn't sell.
2. Reschedule showings while your home is listed assuming the buyer will "just come back."
3. Attempt to negotiate the sale of your home to perspective buyers while your home is listed unless you and your Broker have an agreement that specifies you as the point of contact for negotiations.
4. Stay … (0 comments)

witt fogleman: Rounding Up Your Mortgage Payment, Will It Really Help? - 09/04/13 07:14 PM
I love this little money saving trick! For most homeowners, the first few years almost all of you payments go to interest. So the more you pay at the beginning of a home purchase the more you will save over time. Rounding up helps.. So does paying an extra $100-200 per month..
Paying off the mortgage on your home as quickly as possible will ensure that you pay less interest and save money in the long term. But how can you accelerate those payments so that you own your home sooner?
One simple and easy way that you can pay off your … (1 comments)
