austin real estate: Activerain Spring Meetup March 26, 2014 - 03/26/14 01:32 PM
The Austin Spring Meetup was a great time as always. Chez Zee American Bistro is a longtime Austin institution and hosted our event. We had delicious food, informative conversation and new relationships were formed. Some experienced Activerainers made it, as well as some new faces, which we were glad to see.

With our very hot Austin market, upcoming listings and discussions about inventory was the order of the day. Robin Scott and Bob Ratliff discussed a potential transaction together. Anne Johnson shared some of her pre mls inventory with the group. Jordan Gouger made his first visit to our … (7 comments)

austin real estate: Do You Make All Your Posts Public? - 09/08/11 11:59 AM
Todays online Raincamp was very informative. Work obligations kept me from participating in much of it, but what I saw, I liked. Fortunately, I believe it will be recorded, and available soon. I was able to hear part of Katerina Gasset's presentation, which covered several subjects. One item that Katerina suggested, was making almost all of your blog posts public. In the past, I haven't done this, as I didn't realize the importance of doing so.
How Much To Make Public
Katerina and others (yes, that's you Charita Cadenhead), make a good point about taking posts public. I was reluctant, because … (23 comments)

austin real estate: 25 Percent Of Austin Purchase Are Cash - 08/22/11 10:27 AM
Is the Austin, Texas market on it's way to a real estate recovery? In an ongoing series, we look at the numbers, and the analysis behind the numbers, to see if the Austin market is truly recovering. The Austin Board of Realtors recently announced that 25 percent of all home sales were cash purchases. What sets Austin apart is nature of the cash purchases. Most of what we see around the country are, for lack … (4 comments)

austin real estate: Lower Inventory Leads To Austin Real Estate Recovery - 08/21/11 04:34 PM
Austin and greater central Texas is experiencing a nice real estate recovery. News of a 20 percent decrease in inventory, is a welcome change from recent years. Although Austin never suffered from the same precipitous drop in values as other regions of the country, we did see a substantial increase available homes.
What Does Lower Inventory Mean?
Real estate inventory is often measured, to determine the healthiness of a given market. When supply far exceeds demand, there are two results. The options for buyers increase greatly. And competition among sellers is fierce. While this is a good thing for buyers, it … (4 comments)

austin real estate: Texas Foreclosure Rate 6th Lowest In The Country - 05/20/11 03:12 AM
According to the Texas Mortgage Bankers Association, Texas has a foreclosure rate of approximately 1.89 percent. That is far below the national average of 4.52 percent. There are several likely factors contributing to this number.

Texas has an overall, strong, diverse economy, and the large cities happen to be home to industries that fare particularly well in the current economic climate. Houston's strength is oil and gas, with health care also representing a large part of the local economy. Dallas is a financial power, home to many banks and corporations. The state capital of Austin boasts an ever growing … (3 comments)

austin real estate: Warm weather+humidity= Termites - 05/14/10 02:05 PM

We typically only think about wood destroying insects such as termites when we go to buy or sell a home.  But the average home sells every five to seven years,  And insects don't have off days, much less off years. Wood destroying insects cost Americans two to three billion dollars a year.

The problem is exacerbated by the fact the we have had an unusually warm and wet spring in central Texas. In fact, we may have the worst termite (and other pest) problem in five years. Our bats under Congress Avenue and in the University of Texas stadium … (1 comments)
