Still a mixed bag, some good and some could be better. For the Greater Rochester area in the month of April vs. March, there's been an increase of 27.9% in closings, 12.8% increase in purchase offers accepted and a 7.4% increase in the median sales price. For the period of April '07 to April '08, there's been a -5.5% in closings, -8.6% in purchase offers accepted and a 4.4% gain in median sales price. Now that it's time to sell your house, what should you do to compete with the others in your market? Economics come into play here. It may be better to allow the new buyer to assume the costs of changing the kitchen or other amenities, or give an allowance in the sales price to reflect the costs. Buyers are looking for a living space for themselves and will be looking at changes to your home. The first area to look at is clean. There's a difference between Assessed Value and Taxes I've been receiving a lot of phone calls from people in Henrietta, Pittsford and Mendon that want information on the assessments that they're seeing on their homes this year. Many are questioning why their property values are going up when they read about a "down" market in the newspapers. The good news is that sale prices are climbing in the Henrietta, Pittsford and Mendon areas. But the assessed value and the tax rate are two different things. The answer to this seems to be--a balanced market. According to the GRAR and NAR, sales in the Rochester area haven't felt the impact that other areas of the country have been seeing. Overall, at the end of 2007, sales "dipped" -5.7% and average prices gained 2.2%. Looking forward to 2008 NAR forecasts 1.8% gain in prices and in 2009 a 3.5% gain.
